y <br /> y <br /> Section 4 . Financing. If the Redeveloper in <br /> accordance with the Inducement Resolution elects to finance the <br /> rehabilitation, improvement and equipping of the Project Area <br /> with the proceeds of the Authority's tax-exempt revenue bonds <br /> in an amount not to exceed $1,000, 000, the Redeveloper and the <br /> Authority agree to execute and deliver all such other docu- <br /> ments, including a Loan Agreement and an Indenture of Trust, <br /> necessary or appropriate for the purpose of effectuating the <br /> financing contemplated by the Inducement Resolution. The <br /> Authority will cooperate with the Redeveloper to the fullest <br /> extent possible in structuring, applying, obtaining and admin- <br /> istering the financing. f <br /> Section 5. Real Estate Taxes . <br /> (a) The City agrees to undertake all actions neces- <br /> sary to implement the provisions of Section 353 .110 Revised <br /> Statutes of Missouri, 1969, for the fifteen ( 15 ) year period <br /> after the date upon which the Redeveloper acquired the real <br /> property in the aforesaid blighted area. <br /> i <br /> (b) Thereafter , for all years following the said <br /> initial fifteen (15) year period, the Redeveloper, for itself <br /> and on behalf of its successors and assigns, hereby elects to <br /> pay full taxes based on to full true value of the real property t <br /> including improvements thereon. <br /> (c) In the event of the sale or other disposition of <br /> any real property of the Redeveloper, its successors or <br /> assigns, by reason of the foreclosure of any mortgage or other <br /> lien, through insolvency or bankruptcy proceedings, or by order <br /> of any court of competent jursidiction or by voluntary transfer <br /> or conveyance, the partial tax relief provided for in sub- <br /> section (a ) of this paragraph, shall inure to the benefit of <br /> any purchaser or purchasers who shall continue to use, operate <br /> and maintain such real property in accordance with the provi- <br /> sions of the Redevelopment Plan. <br /> f <br /> Section 6. Signs . Signs upon the Project Area shall x <br /> conform to the requirements of the sign ordinances of the City <br /> as amended to the extent such ordinances apply. <br /> Section 7. Limitation on Governmental Assistance. <br /> Redeveloper agrees and affirmatively covenants for and during <br /> the term hereof that it will not accept nor apply for any <br /> direct or indirect governmental funding or assistance, whether <br /> local, County, state or federal, other than the assistance <br /> obtained from the Authority, the City of University City or any- * <br /> instrumentality thereof or benefits arising under the Internal <br /> Revenue Code of 1954, as amended, and/or the Missouri Income t <br /> Tax Laws, in connection with the property or in connection with <br /> -3- <br /> t <br />
