Introduced by Councilmember Majerus <br /> BILL NO. 7725 ORDINANCE NO. 5521 <br /> AN ORDINANCE AMENDING CHAPTER 34 OF THE MUNICIPAL CODE OF <br /> THE CITY OF UNIVERSITY CITY, RELATING TO ZONING, BY ENACT- <br /> ING THEREIN A NEW SECTION TO BE KNOWN AS "SECTION 34-39 <br /> "PD" PLANNED DEVELOPMENT DISTRICT"; CONTAINING A SAVING <br /> CLAUSE, AND PROVIDING A PENALTY. <br /> WHEREAS, Chapter 34 of the Municipal Code of the City of University <br /> City (University City Zoning Code) divides the City into several zoning <br /> districts, and regulates the uses to which the premises located therein may be <br /> put; and <br /> WHEREAS, the City Plan Commission, after a hearing, reviewed said <br /> section; and <br /> WHEREAS, due notice of a public hearing to be held by the City <br /> Council in the Council Chamber at City Hall, at 7:30 P.M. on the 27th day of <br /> January, 1986, was duly published in the St. Louis Countian, a newspaper of <br /> general circulation within said City; and <br /> WHEREAS, said public hearing was duly held at the time and place E <br /> specified in said notice, and all suggestions or objections concerning said <br /> change in said section were duly heard and considered by the Council. <br /> NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF <br /> UNIVERSITY CITY, MISSOURI, AS FOLLOWS: <br /> Section 1. Chapter 34 of the Municipal Code of the City of <br /> University City, relating to zoning, is hereby amended by adding Section 34-39 <br /> relating to planned development district, and enacting therein a new section <br /> to be known as "Section 34-39 "PD" Planned Development District," as so <br /> enacted, shall read as follows: <br /> SECTION 34-39 <br /> "PD" PLANNED DEVELOPMENT DISTRICT <br /> 34-39.1. Intent and purpose. <br /> The purpose of the "PD" classification is to encourage the reuse or <br /> redevelopment of land in areas suitable for the establishment of <br /> high-quality, multifamily residential and office uses in intensities <br /> varying up to the highest density deemed in the general welfare of <br /> the people of University City. It is anticipated that sites will be <br /> rezoned in response to specific development proposals and in most <br /> cases will be processed concurrently with applications for site plan <br /> approval or conditional use. <br /> To be eligible for this classification, sites must: <br /> I. Have economic and physical potential for such development. <br /> 2. Be consistent with City land use policies. <br /> 3. Be compatible with abutting zoning districts. <br />
