Minimum unit width: Every townhouse apartment shall have <br /> a minimum average width of fifteen (15) feet between the <br /> vertical partition walls which separate units. <br /> 2. Property line setback: No apartment shall be located <br /> closer than ten (10) feet from a property line. <br /> 4. Minimum distance between groupings: A minimum distance <br /> of ten (10) feet shall separate any two groups or rows of <br /> apartments or any apartment from any other abutting use <br /> or building type except that. no other building shall be <br /> visible within twenty (20) feet or no other window shall <br /> be directly visible within shirty (30) feet, from an eye <br /> level window of any apartment. <br /> 5. Minimum unit size: Every townhouse apartment un' <br /> t <br /> To at least one thousand five hundred (1 ,500) square <br /> feet of livable floor area, exclusive of garages, base- <br /> ments, or attics. <br /> 34-30.9. Use _limitations. <br /> Every detached single-family dwelling that exists at the time of adoption <br /> of these regulations shall be permitted to continue in use as a single <br /> family dwelling and shall not be modified or converted to any other use <br /> so long as the structure remains. <br /> Section 2. Except for the change herein made, said Chapter 34 of <br /> the Municipal Code of University City (the University City Zoning Code) shall <br /> remain in full force and effect, and all the provisions, conditions, <br /> restrictions arid regulation therein shall_ be in full force and effect. <br /> s <br /> Section 3. Any person, firm or corporation violating any of the <br /> provisions of this ordinance shall, upon conviction thereof, be subject to the <br /> penalty provided by law. <br /> Section 4.
