Where the rear or side wall of any nonresidential structure is { <br /> located directly across the street from the front yard of an <br /> existing residential structure located in a residential <br /> district, a landscaped yard at least fifteen (15) feet in width <br /> shall be provided along the entire length of such rear or side <br /> wall. <br /> The city council may modify transitional yard requirements by <br /> conditional use permit or by site plan review as provided in <br /> sec4, :_,i 34-65 or 34-69. <br /> 34-39.8. Residential development standards. <br /> The following standards are intend,d to provide adequate sunlight, <br /> open space, and privacy for occupants. The city council may deviate <br /> from the strict application of these standards by site plan review <br /> as provided in section 34-69, sc long as such deviations are in <br /> conformance with the general intent, purpose and use regulations for <br /> this district. <br /> a. Attached single-family dwelling standards: <br /> 1 . Lot and unit width: Every lot ;containing attached single- <br /> family dwellings shall have a minimum width of at least <br /> eighteen (18) feet, and all dwellings, except end row <br /> units and those on corner lots, shall occupy the full <br /> width of the lot. <br /> 2. Project size and grouping A attached single-family <br /> development shall consist a least three (3) dwelling <br /> units, with no less than three (3) and no more than twelve <br /> (12) units contiguous to one another. <br /> 3. Setback variation: No more than four (4) abutting <br /> attached single-family units shall have a common roof or <br /> the same setback. Variations in the setback of building <br /> faces shall be at least four (4) feet. <br /> 4. Side yard and rear yard: Every attached single-family <br /> dwelling hereafter erected or enlarged shall have a rear <br /> yard of at least thirty (30) feet in depth and end units <br /> shall have a side yard of at least six (6) feet in width. <br /> 5. Minimum distance between groupings: A minimum distance of <br /> ten (10) feet shall separate any two groups or rows of <br /> attached single-family dwellings or any unit from any <br /> other abutting use or building type except that no other <br /> building shall be directly visible within twenty (20) <br /> feet, or no other window shall be. directly visible within <br /> thirty (30) feet, from an eye level window on any dwelling <br /> unit. <br /> 6. Private open space: Every lot containing an attached <br /> single-family dwelling shall provide a private yard, <br /> oriented to either the building front or rear, enclosed <br /> visually by fences, walls or planting, with a depth of at <br /> least twenty (20) feet. <br /> 7 . Minimum unit size: Every dwelling unit shall contain at <br /> least one thousand five hundred (1 ,500) square feet of <br /> livable floor area, exclusive of garages, basements, or <br /> attics. <br /> 4 <br /> f <br />
