3. Improvement of Public Facilities and Utilities. The <br /> entire project area will be adequately served by public <br /> facilities and utilities. Public improvements will <br /> include: <br /> a) The vacation, removal, realignment, resurfacing, <br /> reconstruction, construction and other improvements of <br /> streets, curbs, sidewalks, treelawns and alleys. <br /> b) The improvement of public and private utilities, including <br /> the installation of new street lights. <br /> c) The improvement and development of a neighborhood park and <br /> other open space areas. <br /> d) The treatment of all public facilities for the enhancement <br /> of their visual character. <br /> II. LAND USE PLAN <br /> A. Land Use Map <br /> The use of the land shall be shown on the "Proposed Land Use" <br /> Diagram, Exhibit B hereof. The diagram shows all proposed land <br /> uses as well as public street right-of-way and all other public <br /> uses. <br /> B. Land Use Provisions And Building Requirements. <br /> 1. Permitted Uses. The permitted uses are described below by site <br /> number which corresponds to designations on the "Proposed Land <br /> Use" map, Exhibit B hereof. Multiple family development shall <br /> be permitted on all sites designated for residential usage. <br /> Low or moderate income housing shall be permitted on all <br /> residential sites. Office facilities of all types, research <br /> laboratories and other associated facilities, warehousing, <br /> distributing or wholesaling of allowed manufactured goods, <br /> light manufacturing or fabrication of allowed products, retail <br /> sales or service permitted as an accessory to other permitted <br /> uses shall be permitted on the site designated for such usage. <br /> Convenience retail facilities as part of residential <br /> developments shall be allowed on all such residential sites. <br /> Automobile oriented sales and service establishments shall be <br /> permitted on all sites designated for general commercial <br /> usage, provided such activities areā¢in conformance with all <br /> ordinances of the City regulating uses, use limitations and <br /> performance standards.
