a) Site la. Multi-family Residential: Regulations And Controls <br /> The development, alteration and repair of all multi-family <br /> residential sites shall conform to the following <br /> standards: <br /> (1) Density: For structurally altered or repaired <br /> buildings and/or newly constructed buildings the <br /> maximum amount of gross floor area permitted for <br /> development on any site shall not exceed an <br /> amount equal to the total area of that site, <br /> except that for elevator apartment develop- <br /> ments the maximum floor area allowable on a site <br /> may be increased to twice the area of that site, <br /> provided that a site plan is submitted and <br /> reviewed by the City. <br /> The maximum floor area allowable on a site may <br /> be increased to three times the area of that <br /> site for elevator apartment developments on <br /> sites exceeding 1 acre in area and having a <br /> minimum depth in excess of 200 feet, provided <br /> that a site plan is submitted and reviewed by <br /> the City. <br /> (2) Open Space: Usable common residential open <br /> space shall be provided on all residential sites <br /> for the exclusive use of residents of each <br /> residential development. <br /> (3) Off-street Parking: For existing buildings, <br /> on-site automobile parking spaces shall be <br /> provided at a ratio of 3/4 space per dwelling <br /> unit; provided, however, that where there is <br /> insufficient space on a lot to meet such <br /> standard, on-site parking spaces shall be <br /> provided at a ratio of 1 space for each 2 <br /> dwelling units; provided further that where <br /> space limitations preclude compliance with such <br /> reduced standard, such property shall be deemed <br /> in compliance with off-street parking require- <br /> ments. For newly constructed buildings, on-site <br /> parking shall be provided at the ratio of one <br /> and one-half (1-1/2) spaces for each efficiency <br /> unit, one or two bedroom dwelling units and two <br /> (2) spaces for each dwelling unit containing <br /> three or more bedrooms.
