(4) Off-street Loading: Residential developments <br /> containing more than fifty (50) apartment <br /> dwelling units shall provide one (1) loading <br /> berth for each two hundred (200) units or <br /> fraction thereof. <br /> b) Site 2a-1 Multi-family Residential: Regulations And Controls <br /> The approval of plans for this site shall be based on <br /> compliance with the following additional controls and <br /> objectives: <br /> (1) Dwelling Unit Requirements: Multi-family <br /> residential-400 dwelling units maximum. <br /> (2) Objective: Redevelopment shall be intensive and <br /> urban in character. In addition to overall <br /> architectural design excellence, specific <br /> objectives sought and to be used as criteria in <br /> evaluating developers' proposals include: <br /> (a) Redevelopment that will provide a <br /> continuous street facade along that portion <br /> of the parcel facing Olive Boulevard, <br /> forming a strong visual edge to the <br /> residential uses within the site and <br /> buffering the site from the intensive <br /> vehicular traffic along Olive Boulevard. <br /> (b) Landscape and/or site development that will <br /> minimize the deleterious effects of <br /> on-grade parking within the parcel. <br /> (c) Site development and landscaping that will <br /> allow for a pedestrian walkway through the <br /> site along an east-west axis. <br /> c) Site 2a-2 Business Park: Regulations And Controls <br /> No building or structure shall be used and no building or <br /> structure shall be hereafter erected, structurally <br /> altered, enlarged or maintained except for any of the <br /> following uses, provided that such uses are in conformity <br /> with all ordinances of the City regulating the emission of <br /> odor, smoke, toxic gases, dirt, -dust, fly ash and other <br /> particulate matter, the generation of noise and vibration <br /> and relating to fire prevention and safety: <br /> .Office facilities of all types. <br /> .Research laboratories and other associated facilities. <br /> -5- <br /> �oo�,7c C PA..r ^*'74 <br />
