.Warehousing, distributing or wholesaling of manufactured <br /> goods, except explosives, flammable gases or liquids as <br /> finished products. <br /> Light manufacturing or fabrication of any product except <br /> explosives or flammable gases or liquids which in the <br /> judgment of the Authority will have no adverse <br /> environmental impact upon occupants of adjacent property <br /> or upon the Community at large. <br /> .Retail sales or service permitted as an accessory to <br /> another permitted use herein. For the purpose of this <br /> provision, the term "accessory" shall mean a retail <br /> activity limited to not more than 30 percent of the floor <br /> area of a building. <br /> .Public utility facilities. <br /> The development alteration and repair of all <br /> establishments in the project area shall conform to the <br /> following standards: <br /> (1) Setback Requirements: Olive Boulevard is to <br /> have a 35 foot set- back from street rights-of-way <br /> No off-street parking or loading shall be <br /> permitted in the 15 feet adjacent to the street <br /> right-of-way. <br /> (2) Buffer strips: Developers shall provide a 25 <br /> foot planting strip on the western boundary <br /> adjacent to the multi-family development, on the <br /> boundary adjacent to the apartment buildings on <br /> Eastgate and on the southern boundary adjacent <br /> to North Drive. <br /> (3) Landscape Treatment: At least 20 percent of the <br /> lot area shall be retained in open space and <br /> shall be properly landscaped with trees, <br /> shrubbery and suitable ground cover, such as <br /> grass and ivy. No part of such area shall be <br /> used for parking or loading. <br /> (4) Access to Properties: There shall be no <br /> vehicular access to properties from North Drive <br /> or Eastgate Avenue. <br /> (5) Off-street Parking Requirements: <br /> Office Uses: One space for each 200 square feet <br /> of gross floor area. <br /> Retail Sales or Service Permitted as an Accessory <br /> Use: One space for each 200 square feet of gross <br /> floor area. <br /> -6- <br /> Boo�795GFAQ 2.475 <br /> r� <br />
