Warehousing and Distribution Uses: One space <br /> for each 1,000 square feet of gross floor area, <br /> or one space for each two (2) employees, <br /> whichever is greater, plus one space for each <br /> vehicle used in the conduct of the business. <br /> Manufacturing Uses: One space for each 600 <br /> square feet of gross floor area, or one space <br /> for each two (2) employees, whichever is <br /> greater, plus one space for each vehicle used in <br /> the conduct of the business. <br /> In the case of mixed or joint uses, the parking <br /> spaces required shall equal the sum of the <br /> requirements of the various uses separately <br /> computed. <br /> (6) Off-street Loading Requirements: <br /> Up to 40,000 square feet of gross floor <br /> area—one berth. <br /> 40,000 - 100,000 square feet of gross floor <br /> area--two berths. <br /> For each additional 100,000 square feet or <br /> fraction thereof of gross floor area--one <br /> additional berth. <br /> (7) Sign Control: Per current University City Zoning <br /> Code regulations <br /> For office facilities, research laboratories, <br /> warehousing, distributing, wholesaling or <br /> manufacturing approval of plans for this site shall <br /> be based on compliance with the following additional <br /> controls: <br /> (8) Office Facilities, Research Facilities: <br /> (a) Density: The maximum amount of gross floor <br /> area permitted for development in this <br /> project area is a F.A.R. of 1.50. <br /> Modification of F.A.R.: The maximum floor <br /> area allowable on a lot or parcel within <br /> this district may be increased as follows, <br /> provided that a site plan for the <br /> development of any such lot or parcel is <br /> submitted and reviewed as provided in "Site <br /> Plan Review" Section of the current <br /> University City Zoning Code: <br /> -7- <br /> a00p,795L FACE 2476 <br />
