Lots greater than one (1) acre in area, <br /> maximum allowable F.A.R. of 2.5. <br /> Lots greater than three (3) acres in area, <br /> maximum allowable F.A.R. of 3.0. <br /> (b) Site coverage: the total amount of the <br /> surface of the site covered by buildings, <br /> parking, driveways, roads and any accessory <br /> buildings in any new development shall not <br /> exceed fifty-five (55) percent of the total <br /> amount of the surface of the site. This <br /> requirement shall not be construed to <br /> preclude an underground structure from <br /> occupying an entire lot and as condition of <br /> site plan approval projecting no more than <br /> one (1) story or twelve (12) feet above the <br /> existing grade level. Any open plaza <br /> elevated above or depressed below the <br /> predominant site grade may be considered <br /> for these purposes as site surface, so long <br /> as it is developed and landscaped for <br /> pedestrian use, and adequate provision is <br /> made for open pedestrian access to such a <br /> plaza level. <br /> (c) Minimum Lot Size: Forty Thousand (40,000) <br /> square feet. <br /> (d) Expansion Area: At least 15 percent of the <br /> lot area shall be set aside for future <br /> expansion of the building as well as <br /> required off-street parking and loading <br /> areas.
