d) Site 3 General Commercial: Regulations And Controls <br /> The development, alteration or repair of all general <br /> commercial sites shall conform to the following standards: <br /> (1) Density: The maximum amount of gross floor area <br /> permitted for development on any site shall not <br /> exceed an amount equal to one and one—half <br /> (1-1/2) times the area of that site. <br /> (2) Off—street Parking: One parking space for each <br /> 200 square feet of gross floor area within the <br /> structure. <br /> (3) Off—street Loading: 3,000 to 15,000 square feet <br /> of gross floor area — 1 berth. <br /> 15,000 to 50,000 square feet of gross floor <br /> area— 2 berths. <br /> 50,000 to 100,000 square feet of gross floor <br /> area — 3 berths. <br /> For each additional 100,000 square feet of gross <br /> floor area — 1 additional berth. <br /> There shall be no transient housing or lodging <br /> rooms on sites acquired by the Land Clearance <br /> Authority. <br /> C. Criteria for Approval <br /> In order to assure adherence to the objectives set forth in this <br /> Urban Renewal Plan, as well as design excellence, developers shall <br /> agree to controls through such means as are deemed appropriate by <br /> the Land Clearance for Redevelopment Authority. Such controls <br /> will be concerned both with functional and economic <br /> considerations, as well as aesthetic criteria, and will not <br /> relieve such developers from the obligation to comply with all <br /> applicable ordinances and regulations. <br /> Developers shall submit to the Authority preliminary designs which <br /> will indicate proposed development of each site in the Urban <br /> Renewal Area before working drawings are made. All such designs <br /> will be evaluated by the Authority in terms of their meeting the <br /> Urban Renewal Plan's objectives. <br /> D. Effective Date And Period Of Controls.
