2a-2, Site 3 and Site P-1 will be in effect for a period of 20 <br /> years, commencing from the effective date of approval of amended <br /> Plan by the City Council of University City, Missouri. <br /> III. PROJECT PROPOSALS <br /> A. Land Acquisition <br /> 1. The property to be acquired shall be as shown on the "Project <br /> Area Map (Acquisition Areas)", Exhibit A hereof. <br /> 2. Property not designated for acquisition on the "Project Area <br /> Map (Acquisition Areas)", Exhibit A hereof, may be acquired by <br /> the Authority if such property is not made to conform to the <br /> Property Rehabilitation Standards and the controls and <br /> regulations set forth in this Plan; for the purposes of <br /> undertaking a rehabilitation demonstration program in order to <br /> encourage the rehabilitation of buildings beyond minimum <br /> standards by private owners and other parties of interest; and <br /> to prevent or eliminate blighted, substandard, deteriorated, <br /> non-conforming or other conditions not foreseen or noted at <br /> the time of adoption of this Plan. <br /> The Land Clearance Authority may clear where necessary, and <br /> sell or lease for redevelopment, renewal, or rehabilitation <br /> and subsequent disposition, all or any portion of such <br /> property which it has acquired under the conditions set forth <br /> hereinabove. Where such property is sold or leased for <br /> redevelopment, the Authority shall establish controls relating <br /> to land use and building requirements, and such controls shall <br /> be consistent with the requirements and controls imposed upon <br /> similar property by provision of the Urban Renewal Plan. <br /> B. Rehabilitation and Conservation <br /> 1. All properties designated for rehabilitation on the "Project <br /> Area Map (Acquisition Areas)", Exhibit A hereof shall conform <br /> with Property Rehabilitation Standards set forth in this Plan <br /> as Exhibit C, the provisions of the University City Zoning and <br /> Building Codes and all other ordinances and regulations of the <br /> City relating to residential and nonresidential facilities, <br /> their maintenance and occupancy, and the repair, vacation, <br /> and/or demolition of unfit structures. <br /> 2. Any property or building which is not brought into conformity <br /> with or is not maintained in compliance with the Property <br /> Rehabilitation Standards of this Plan and the applicable codes <br /> and ordinances of the City of University City may be acquired <br /> by the Authority. <br /> -10- <br /> b00*79%5U PAGE 24 i 9 <br />
