i <br /> 3 <br /> C. STAGES OF THE PROJECT. <br /> The only staging of the project will result from the ability of UCRC to 4 <br /> attract private investors. This will be accomplished by advertising as well as <br /> cooperation with University City Land Clearance for Redevelopment Authority and <br /> the City of University City Department of Planning and Development. <br /> D. ZONING CHANGES. <br /> No zoning changes are contemplated. <br /> E. STREET CHANGES. <br /> h No immediate change in the existing street patterns in the project area is <br /> contemplated, but improved safety, privacy, and neighborhood character are <br /> important concerns and proposals for changes will be considered where appropriate <br /> and following the studies proposed in Section A above. <br /> F. HOUSING. <br /> Most of the properties which will be rehabilitated are vacant and unsuitable <br /> r for habitation, thus, it is contemplated that there will be very limited <br /> displacement in the Project Area. It is planned that existing tenants will move <br /> to the newly rehabilitated properties or to existing housing in residential areas <br /> in the general vicinity of the Project Area. <br /> G. PUBLIC PROPERTY. <br /> It is not contemplated that UCRC will acquire any property from the City of <br /> University City, the State of Missouri or any political subdivision thereof. <br /> H. ACQUISITION OF REAL PROPERTY. <br /> All properties located within the Project Area, (excepting those listed on <br /> Exhibit B hereto) , are subject to acquisition by UCRC. The UCRC shall have the <br /> power of eminent domain with regard to any such properties and shall exercise <br /> said power pursuant to Chapter 353 R.S.Mo. , 1978, as amended, but only when and <br /> if said properties are vacant at the time of commencement of the attempt to <br /> -4- <br />
