Habitable Building. Any strhcture br part thereof that shall be used as a
<br />hence or place of abode by one or more persons.

<br />Habitable Room. Every room in any building in v/hich persons sleep, eat,
<br />or carry on their usual domestic or social vocations or avocations. It
<br />shall not include private laundries, bathrooms, toilet rooms, pantries,
<br />storerooms, corridors, rooms for mechanical equipment for service in
<br />the building, or other similar spaces not used by persons frequently or
<br />during extended periods.

<br />13. Kitchen. A space of 40 square feet or more used for cooking and prepara-
<br /> tion of food.
<br />
<br />14. Kitchenette. A space of 40 square feet or less used for cooking and pre-
<br /> paration of food.

<br />Living Unit. /h~y room or Croup of rooms located within a structure and
<br />forming a single habitable unit with cooking, living, sanitary and sleeping
<br />facilities.

<br />16. LPA. The Land Clearance for Redevelopment Authority of University
<br /> City, Missouri.
<br />
<br />17. Mixed Occupancy. Any building containing one or ~nore dwelling units and
<br /> also having a portion thereof devoted to non-dwelling usage.

<br />Owner. Any person, firm or corporation'v:ho, alone, jointly, or severally
<br />with othcrs, shall have leSal title to any dwelling or dwelling unit, v,ith
<br />or without accompanying actual possession, or shall be in actual possess-
<br />ion of, or have charge, care or control of, any dwelling or dwelling unit
<br />within the city, as owner, employee or agent of the o`,vner, or as trustee,
<br />executor, administrator or guardian of the estate or person of the title
<br />holder. Any person, firm or corporation acting as agent for or other-
<br />',vise representing the owner shall be bound to comply v.4~l the provisions
<br />of these regulations to the same extent as the ovJner.

<br />ParIcing Space. An area of not less than nine feet by twenty feet, exclusive
<br />of driveways or access drives, surfaced with a dust free material, either
<br />· A4thln a structure or in the open, for the parking of motor vehicles.

<br />Plun~bing. All gas pipes and gas burning equipn'~ent, waste pipes, water
<br />pipes, water closets, sinks, lavatories, bathtubs, showers, drains, vents
<br />and any other fixtures, together with the connections to the water, se',ver
<br />or gas lines.

<br />ZE Prexnises. A lot, plot or parcel of land including the structures thereon.
<br />
<br />ZZ. Provided. Any material furnished, supplied. paid for or under the control
<br /> of the ova~er.
<br />
<br />23. Public Hall. A hall, corridor, or passageway for access to or egress from
<br /> a dwelling not ~vithin the exclusive control of one d~velling, or family.

<br />Repair. To restore to a sound m~d acceptable state of operation, service-
<br />ability or appearance. Repairs shall be expected to last approximately as
<br />long as would the replacement by new items.

<br />Substandard. All buildings or structures which do not conform to the min-
<br />imum standards established by these regulations, and/or by any ordinances
<br />of the City of University City.
