structure. On-let ~arking spaces shall be provided at a <br />ratio of 3/4 space per dwelling unit. Adequate width~ of <br />riveways to on-lot parking spaces shall be p~ovided to <br />allow for automobile passage and/or automobile passage <br />and pedestrian walk. On-lot parking spaces for non- <br />residential structures shall meet the requirements of the <br />Zoning Ordinance as applied to the Urban Renewal Area. <br /> <br />When in the judgment of the Authority, it is physically <br />impossible to meet the above requirements due to (a) a <br />lack of space and/or (b) access to the space is not <br />possible and/or (c) provision of such space will violate <br />other required Urban Renewal Plan controls, then the <br />above on-lot parking requirements will not apply. <br />However, in those instances where access is feasible and <br />space can be provided by demolishing a secondary or <br />supporting structure, excavating an open area or other <br />and similar reasonable action then the above on-lot <br />parking requirements will apply. <br /> <br />Yards shall be provided with adequate lawn, ground cover, <br />hedges, or bushes. All areas which are not covered by <br />vegetation shall be treated to prevent dust or the <br />blowing or scattering of dust particles into the air. <br />Objectionable views shall be screened. All trees, bushes <br />or vegetation whioh overhang a public entrance shall be <br />properly trimmed so as to not obstruct the views and <br />movements of pedestrians or vehicle. <br /> <br />Fences shall be of recognized design standards, properly <br />installed and protected against decay by an approved <br />protective coating applied in a workmanlike manner. <br /> <br />Yards shall be kept free from litter. An adequate number <br />of approved refuse receptacles shall be provided by the <br />owner in which to place refuse or litter. The receptacle <br />shall be large enough to hold all refuse that may <br />accumulate between collections and shall be provided at <br />all times with tight fitting lids and the receptacles <br />shall be kept covered and shall be adequately screened <br />from view. In lieu of several receptacles, a refuse <br />"Bin" may be used, if it is of a type approved by the <br />City. <br /> <br />Each dwelling and all exterior appurtenances on the <br />premises shall be adequately protected against rats, <br />mice, termites and other vermin infestation. Building <br />defects which permit the entrance of rats, mice, termites <br />and other vermin shall be corrected immediately by the <br />owner. Tenants shall be responsible for the elimination <br />of rodents and vermin from that part of the premises <br />under their exclusive control except when more than one <br />unit is infested at the same time and in this instance <br />the owner shall be responsible for elimination of the <br />infestation. <br /> <br />B. Buildinq Planninq - Residential <br /> <br />The floor area of a dwelling unit shall contain at least <br />160 square feet for the first occupant and at least 100 <br />square feet of floor space for every additional occupant. <br />A dwelling unit shall contain not less than 260 square <br />feet. <br /> <br />Room sizes listed in the table following shall be the <br />minimum permitted for any subdividing of existing spaces, <br />or for the construction of any new rooms. Unremodeled <br />existing rooms, where considered adequate in size and <br />arrangement for the intended function, may be acceptable <br />if not more than 10 percent smaller than the minimums <br />given in the following schedule.~ <br /> <br />707 <br /> <br /> <br />
