EXHIBIT <br /> <br />PARKING EASEMENT AND LICENSE AGREEMENT H <br /> <br /> This Parking Easement and License Agreement II <br /> ("Agreement II") is made and entered into this day of <br /> · 1993, by and between the City of University City, a <br />body 'p01~tic'and corporate of the State of Missouri (the "City") <br />and Louis London, Inc., a Missouri corporation ("London"). <br /> <br />RECITALS: <br /> <br /> A. The City is the owner of record of certain real estate in <br />the City of University City, County of St. Louis, State of <br />Missouri, more particularly described in Exhibit A attached hereto <br />and incorporated herein by this reference, which real estate is <br />presently improved as a surface parking lot (the "Loop Parking <br />Lot"). - <br /> <br /> B. London is the owner of record of certain real estate in <br />the City of University City, County of St. Louis, State of <br />Missouri, commonlyknown and numberedas 6665 Delmar Boulevard, and <br />which is more particularly described in Exhibit B attached hereto <br />and incorporated hereinbythls reference (the .London Property"). <br /> <br />vehicles <br />Property. <br /> <br />London desires to secure certain rights for parking of <br />on the Loop Parking Lot for the benefit of the London <br /> <br /> D. The City is willing to grant Such rights on the terms and <br />conditions set forth herelL. <br /> <br /> In consideration of the foregoing recitals, the sum of Ten <br />Dollars ($10.00) and other valuable considerations, receipt and <br />sufficiency of which are hereby acknowledged by the City, the <br />parties hereto agree as follows: <br /> <br /> 1. Grant of theLondomParkinqLotandLondonParkin~Btall <br />Easements. The City, for itself an d on behalf of its successors in <br />title to the Loop Parking Lot, hereby grants to London, for itself <br />and for its successors in title to the London Property, for the <br />benefit of the London Property, and as an appurten~nce thereto, an <br />exclusive easement having the duration set forth herein, on the <br />terms and conditions set forth herein, and subject to the <br />provisions hereof, on, over and across that portion of the Loop <br />Parking Lot, more particularly described in Exhibit C attached <br />hereto and incorporated herein by this reference (the "London <br />Parking Lots) for the purposes set forth below.
