2. Purpose Of Grant of the London Lot Easement. The London Parking Lot Easement is granted solely for the purpose of exclusive and unrestricted use by London and its designees betwean 8:00 a.m. and 6:00 p.m. Monday through Friday Of thirty four (34) parking stalls, a building entrance, and a service and delivery area on the London Parking Lot (co~grising all of the London Parking Lot). At any time during the term of the London Parking Lot Fasement, London, at its sole expense, may fence or otherwise secure the London Parking Lot to assure the rights granted hereby. London's use of the London Parking Lot Easement shall be subject to all applicable City ordinances, includlng, without limitation, emergency vehicle access. 3. Grsmt of C~-~o_~ Lot Parkim~ License. The City, for itself and on behalf of its successors in title to the LoopParking Lot, hereby grants to London, for itself and for its successors in title to the London Property, for the benefit of the London Property, and as an appurtenance thereto, a nonexclusive license having the duration set forth herein, on the terms and conditions set forth herein, and subject to the provisions hereof, on, over and across that portion of the Loop ParkingLot, more parti4~larly described in Exhibit D attached hereto and incorporated herein by this reference (the "Commnon Lot") for the purposes set forth below. The license granted by this paragraph is hereinafter referred to as the "Common Lot License'. 4. Puroose of Grant of the Common Lot License. The Co~non Lot License is granted solely for the purpose of nonexclusive use on a first come first serve basis of the parking stalls on the Common Lot by London and its designees between the hours of 8:00 a.m. and 6:00 p.m. Monday through Friday. At all times during the term of the Co~lon Lot License, the City shall maintain at least two hundred (200) parking stalls in the Co~non Lot of which no more than sixty seven (67) parking stalls shall be reserved for exclusive use of persons other than London and its designees between the hours of 8:00 a.m. and 6:00 p.m., Monday through Friday. 5. Construction. Maimte~=-ee emd Repair of the London Parkin~ Lot. During the term of the London Parking Lot Easement, London shall be responsible for the minten~nce and repair of the London Parking Lot in accordance with all applicable laws, ordinances, rules and regulations, at the expense of London. Maintenance and repair shall include resurfacing, as necessary, and snow and debris removal, as necessary. The City hereby acknowledges and agrees that London shall, at its sole cost and expense and pursuant to validly issued permits, relocate the telephone utility pole fr~nthe property immediately to the east of the London Parking Lot onto saidLondon Parking Lot as shown on the Approved Plans.
