2. Purpose of Grant of the London Parkina Lot and London Parkinq Stall Easements. The London Parking Lot and London Parking Stall Easements are granted solely for the purpose of exclusive and unrestricted use by London and its designees between 8:00 a.m. and 6:00 p.m. Monday through Friday of twenty-four (24) parking stalls, a building entrance, and a service and delivery area on the London Parking Lot (comprising all of the London Parking Lot) and ten (10) parking stalls on the London Parking Stall Easement. At any time during the term of the London Parking Lot Easement, London, at its sole expense, may fence or otherwise secure the London Parking Lot to assure the rights granted hereby.. The City shall, at its expense during the term of the London Parking Stall Easement, mark the reserved parking stalls with appropriate signage to assure the rights granted hereby. London's use of the London Parking Lot and London Parking Stall Easements shall be subject to all applicable City ordinances, including, without limitation, emergency vehicle access. 3. Grant of CCa~nU LOt Parkina License. The City, for itself and on behalf of its successors in title to the Loop Parking Lot, hereby grants to London, for itself and for its successors in title to the London Property, for the benefit of the London Property, and as an appurte-~-ce thereto, a nonexclusive license having the duration set forth herein, on the terms and conditions set forth herein, and subject to the provisions hereof, on, over and across that portion of the Loop Parking Lot, more particularly described in Exhibit E attached hereto and incorporated herein by this reference (the "Conunon Lot") for the purposes set forth below. The license granted by this paragraph is hereinafter referred to as the "Cormnon Lot License". 4. PurPose of Grant of the C~n Lot License. The Common Lot License is granted solely for the purpose of nonexclusive use on a first come first serve basis of the parking stalls on the Connon Lot by London and its designees between the hours of 8:00 a.m. and 6:00 p.m. Monday through Friday. At all times during the term of the Conunon Lot License, the City shall maintain at least two hundred (200) parking stalls in the C_rm~,on LOt Of which no more than sixty seven (67) parking stalls shall be reserved for exclusive use of persons other than London and its designees between the hours of 8:00 a.m. and 6:00 p.m., Monday through Friday. 5. London Lot Addition. If during the term of this Agreement the City acquires title to the property which is adjacent to the London Parking Lot which is described in Exhibit F attached hereto and incorporated herein by this reference (the "London Lot Addition") it shall provide written notice to London within five {5) days of securing title to said property and London as described in Paragraph 8 hereof may thereafter direct the title company to record at its cost in the Office of the Recorder of Deeds of St Louis County, Missouri the Parking Easement and License JYS0489 2 snm<9639 PACE 802
