Agreement II (hereinafter described as "Exhibit G") which it has in escrow. 6. Construction, Maintenance and RePair of the London Parkind Lot. During the term of the London Parking Lot Easement, London shall be responsible for the maintenence and repair of the London Parking Lot in accordance with all applicable laws, ordinances, rules and regulations, at the expense of London. Maintenance and repair shall include resurfacing, as necessary, and snow and debris removal, as necessary. The City hereby acknowledges and agrees that London shall, at its sole cost and expense and pursuant to validly issued permits, relocate the telephone utility pole from the property immediately to the east of the London Parking Lot onto said London Parking Lot as shown on the Approved Plans. The improvements comprising the London Parking Lot shall be constructed by London at its sole expense in accordance with plans and specifications approved by the City or its appropriate agency (such approval not to be unreasonably withheld or delayed). The plans and specifications prepared byTheLawrence Group, Inc. dated , 1993 for the London Parking Lot are hereby approved by the parties, and such approval shell be evidenced on such plans and specifications by initialling or other appropriate identification thereof bytheparties. As so approved, said plans and specifications are incorporated herein by this reference and are hereinafter referred to as the "Approved Plans". In the event such maintenance and repair is not carried out to the City's satisfaction, the City my, after fifteen (15) business days written notice to London, perform such maintenance and repair and London shall reimburse the City for the costs thereof within thirty (30) days thereafter. 7. Maintenance and RePair of the C_.--w-.~u Lot. During the term of the Common Lot License and the London Parking Stall Easement, the City shall be responsible for the maintenance and repair of the Conunon Lot including the London Parking Stalls, at its expense. Maintenance and repair shall include resurfacing and restriping, as necessary, and snow and debris removal, as necessary, for the use of the Common Lot as a parking lot. 8. Duration of Easement and Lioanse. The term of each of the London Parking Lot and Parking Stall Easements and the Con=non Lot License shall be for the earlier to occur of (i) twenty (20) years conunencing upon the date upon which an occupancy permit is issued to London by the City permitting occupancy of the London Property and the London Parking Lot or (ii) the recording of the executed Parking Easement and License Agreement II dated ~f~ Z~ , 1993 attached hereto as Exhibit G which shall be held in escrow by a title company selected by London. Should separate or temporary occupancy permits be issued permitting occupancy of less than all of the London Property, the date of issuance of the first such separate or temporary occupancy permit to be issued shall be the commencement date of the Easements and License.
