Thence north 82 degrees 41 minutes 57 seconds west, a distance of 175.69 feet, <br />said line being the northerly line of an existing 15 feet wide alley, to the point of <br />beginning of this easement. <br /> <br /> Section ?. In consideration for the sum of one dollar ($1.00) and other valuable <br />consideration, the receipt and sufficiency of which is hereby acknowledged, the City of <br />University City, grantor, hereby grants, sells and conveys to the School District of University <br />City, Missouri, grantee, the following: <br /> <br />The exclusive right to build and maintain a sewer or sewers on and under the <br />strip or strips of ground described as shown hachured on the attached <br />'"Easement Plat" marked Exhibit "A" and made a part hereof, and to use such <br />additional space adjacent to the easement so granted as may be required for <br />working room during the construction, reconstruction, maintenance, or repair <br />of the aforementioned sewer or sewers. The School District of University City, <br />Missouri, may from time to time enter upon said premises to construct, <br />reconstruct, maintain, or repair the aforesaid sewer or sewers, and may assign <br />its rights herein to the State, County, or other political subdivisions of the State, <br />including, without limitation, the Metropolitan St. Louis Sewer District. in the <br />event that the School District of University City, Missouri, shall assign its rights <br />herein to the Metropolitan St. Louis Sewer District, the City of University City <br />hereby agrees to execute all confirmations and revisions of the easement grant <br />herein made as may be required by the Metropolitan St. Louis Sewer District. <br /> <br />Section 3. The easement hereby granted is irrevocable and permanent. <br /> <br /> Section 4. An emergency is hereby declared to exist in that the School District of <br />University City, Missouri, needs to build the sewer or sewers immediately. <br /> <br /> Section 5.
