costs. <br /> <br /> "Relocation Policy": The Relocation Policy of the City of <br />University City, Missouri adopted by the City Council on <br /> <br /> "Special Allocation Fund": The separate City account to be <br />known as the New East Olive Boulevard Tax Increment Financing <br />(TIF) Redevelopment Plan Special Allocation Fund established as <br />provided in this Agreement and including any sub-account into <br />which the TIF Revenues are from time to time deposited in <br />accordance with the TIF Act. <br /> <br /> "Start of Construction": The first day of the month <br />following the City's approval of the Construction Plans in <br />accordance with this Agreement and the issuance of all permits <br />and approvals necessary to initiate the Work. <br /> <br /> "TIF Act": The Real Property Tax Increment Allocation <br />Redevelopment Act, Sections 99.800 to 99.865 Missouri Revised <br />Statutes, as amended. <br /> <br /> "TIF Commission": The duly appointed Tax Increment <br />Financing Commission of the City. <br /> <br /> "TIF District": An area of the City known as the "New Olive <br />Boulevard East Tax Increment Financing (TIF) Redevelopment <br />District" and more particularly described in Exhibit C attached <br />to this Agreement and incorporated by reference. <br /> <br /> "TIF Notes": Tax Increment Revenue Notes issued by the City <br />in accordance with Section 5.1 of this Agreement in substantially <br />the form set forth in Exhibit E attached to this Agreement and <br />incorporated by reference. <br /> <br /> "TIF Revenues": Payments in lieu of taxes attributable to <br />the increase in the current equalized assessed valuation of each <br />taxable lot, block, tract, or parcel of real property in the TIF <br />District over and above the initial equalized assessed value (as <br />that term is used and described in section 99.845.1 of the TIF <br />Act) of each such unit of property as paid to the City's <br />Treasurer by the St. Louis County Collector during the term of <br />the Redevelopment Plan and the TIF District; and fifty percent <br />(50%) of the total additional revenue from taxes which are <br />imposed by the City or other taxing districts (as that term is <br />defined in section 99.805 (12) of the TIF Act), and which are <br />generated by economic activities within the area of the TIF <br />District over the amount of such taxes generated by economic <br />activities within the area of the TIF District in the calendar <br />year 1995 (subject to annual appropriation by the City as <br /> <br /> -- 5 -- <br /> <br />STL-535046 <br /> <br /> <br />
