Preliminary Plat <br /> <br />is not mandatory, but is highly encouraged. If the applicant <br />wishes to take advantage of this work session, then the <br />applicant shall request to be on the Plan Commission <br />agenda and submit twelve (12) copies of the sketch plan <br />documents to the Zoning Administrator at least 14 calendar <br />days prior to the Commission's next regularly scheduled <br />meeting <br /> <br />SECTION 29-32 PRELIMINARY PLAT <br /> <br />29-32.1 Preliminary Plat Submittal Requirements <br /> <br />1. Preliminary Plat Information Requirements: <br /> <br />The pre 'inninmy plat shall be drawn at any scale, from <br />one inch equals twenty feet (1" = 20') to one inch <br />equals one-hundred feet (1" = 100') in any increments <br />of ten (10) feet, on one or more sheets not less than <br />eight and one-half inches by fourteen inches (8-1/2" x <br />14") or greater than thirty-six inches by forty-two <br />inches (36" x 42") in size. Also include a north arrow, <br />scale, date, and revision date block on each sheet. The <br />plat shall contain the following information: <br /> <br />The name of the proposed subdivision, which <br />shall be original and not a duplication of the name <br />of any previously recorded subdivision or develop- <br />ment in St. Louis County. <br /> <br />A vicinity map showing the relationship of the <br />tract to be subdivided to the surrounding commu- <br />nity. The vicinity map shall cover an area within <br />a radius of one (1) mile of the proposed subdivi- <br />sion at a scale of one inch equals two thousand <br />feet (1" = 2,000'). The map shall generally locate <br />arterial streets, highways, railroads, and any <br />significant landmarks which help to locate the <br />subdivision tract. <br /> <br />The approximate area of the tract and ~he pr6- <br />posed lots therein stated in the nearest tenth (0. i) <br />of an acre. <br /> <br />d. Dimensions of: <br /> <br />(3) <br /> <br />e. <br /> <br />(1) The tract to be subdivided; <br /> <br />(2) Each proposed lot intended for sale or lease; <br /> <br />Proposed common open space. <br /> <br />Sufficient existing and proposed contour data to <br />indicate the slope and drainage of the tract and the <br />high and low points thereof. Contour data shall <br />extend one hundred and fifty feet (150') beyond <br />the limits of the subdivision boundaries. USGS <br />data is required. <br /> <br />Delineation and widths of proposed street, alley, <br />or other rights-of-way, including radii of curves, <br />cul-de-sacs, and any additional rights-of-way <br />along existing streets as may be required by the <br />City or other public entity having jurisdiction, <br />indicating all rights-of-way proposed for dedica- <br />tion to the City or other public entity. <br /> <br />Building setback lines, including side yard, rear <br />yard, or property [me setback associated with each <br />proposed platted lot, in accordance with the <br />applicable zoning district classification. For <br />detached single family or two-family dwelling <br />type lots, building setback lines may be indicated <br />in a typical lot detail. <br /> <br />Identification and delineation of any buffer areas <br />required by Chapter 34, "Zoning." <br /> <br />Identification and delineation of lots, streets, <br />alleys, and easements associated with all adjoining <br />subdivisions, draxvn to the same scale in dashed <br />lines (or half-toned) for a distance of one-hundred <br />and fifty (150) feet from the boundaries of tract <br />proposed to be subdivided. <br /> <br />The results of any tests made to ascertain <br />subsurface soil conditions and water table. <br /> <br />The owners of record of land adjoining the area <br />proposed to be subdivided. <br /> <br />chapt29.fin 4-2 As approved by the Plan Commission on October 22, 1997 <br /> <br /> <br />
