No additional schools, parks, recreational and community facilities or other public facilities <br />will be required. Additional public utilities, including electric power, may be required <br />depending on development. The cost of such utility improvements will be borne by the <br />Developer. <br /> <br />When developed in accordance with this Plan, the Area will comprise a coordinated, adjusted <br />and harmonious development that promotes the health, safety, morals, order, convenience, <br />prosperity, the general we[fare, efficiency and economy of the City. <br /> <br />13. POPULATION DENSITY, LAND COVERAGE, BUILDING INTENSITIES <br /> <br />Upon completion, the Area shah contain approximately 222 units, depending on final designs <br />of the Developer based on unit configurations and construction and design considerations. <br /> <br />The floor area ratio shah not exceed 3.0. The land coverage should not extend substantially <br />beyond the area covered by the existing Incomplete Facility, with the exception of drives <br />necessary for ingress and egress. <br /> <br />14. PRIOR APPROVALS <br /> <br />In the event that the Developer has obtained prior approvals from the City or any of its <br />agencies with respect to the criteria set forth in Paragraphs 3 or 6 through 11 of this Section B, <br />the terms of such prior approvals shah govem and shah be deemed to be in accordance with <br />this Plan in aH respects. <br /> <br />C. PROPOSED SCHEDULE OF DEVELOPMENT <br /> <br />The implementation of this Plan shall take place within approximately two {2) years from the <br />date of the enactment of the Ordinance approving the Plan. The Plan shah be completed in <br />one phase. <br /> <br />The LCRA may alter the above schedule as economic or other conditions warrant. <br /> <br />D. EXECUTION OF PROJECT <br /> <br />1. ADMINISTRATION AND FINANCING <br /> <br />The LCRA is empowered by Missouri law to administer development of all types pursuant to <br />this Plan and can do so to the extent and in the manner prescribed by the Statute. <br /> <br />All costs associated with the development of the Area will be borne by the Developer. <br /> <br /> 6 <br />1525371 <br /> <br /> <br />
