All existing utility easements shall remain in efibct. <br /> <br />PARCEL B <br /> <br />Parcel B is irregularly shaped and is approximately 40' x 109', and is located in the fight-of- <br />way of Harrison Ave. (90 feet wide), and within the Hawthorne Terrace Subdivision, a <br />Subdivision of Lot 1 and part of Lot 2 of Bellemont Place, in the City of University City, in <br />St. Louis County, Missouri and recorded in Book 37, Page 4 of the records of the St. Louis <br />County Recorder of Deeds, and is more particularly described follows: <br /> <br />Beginning at a point 28 feet east of the noahwest corner of Lot 12, Block 1 of the Hawthorne <br />Terrace Subdivision and on the south right-of-way line of Lynn Ave. (50 feet wide), then <br />proceeding 60 feet eastwardly along the prolongation of the south fight-of-way line of Lynn <br />Ave. (50 feet wide) to a point located in the Harrison Ave. right-of-way (90 feet wide), then <br />proceed 109 feet southwardly along a line that is parallel to and 40 feet east of the west right- <br />of-way line of Harrison Ave. to a point. Then proceed 40 feet westwardly to the southeast <br />corner of Lot 12 of Block 1 of Hawthorne Terrace Subdivision. Then proceed 89 feet <br />northwardly along the west right-of-way line of Harrison Ave. to a point. Then proceed <br />northwestwardly 31.42 feet counterclockwise along an arc having a radius of 20 feet to the <br />point of beginning. The land area lying within this parcel B is approximately 4360 square <br />feet or 0.10 acre, more or less. All existing utility easements shall remain in effect. <br /> <br /> Section 2.
