EXHIBIT "A" <br /> <br />SPECIAL WARRANTY DEED <br /> <br /> WHERE/AS4,gr~ December 17, 2001, the City of University City, Missouri ("City") did, by <br />Ordinance No. 16r3~10 grant, sell and convey a parcel of land at 7015 Dartmouth Avenue, within <br />the City, in St. Louis County, Missouri, to Robert W. Nevinger; and <br /> WHEREAS, the City, by Ordinance No. (0~, did authorize its City Manager to enter <br />into and execute on behalf of the City of all documents in connection with said grant, sale and <br />conveyance, including this Special Warranty Deed. <br /> <br /> NOW, THEREFORE, KNOW ALL MEN AND WOMEN BY THESE PRESENTS, that the <br />City, party of the first part, in consideration of the sum of one hundred dollars ($100.00) and other <br />valuable consideration, the receipt and sufficiency of which is hereby acknowledged, does by these <br />presents bargain and sell, convey and confirm unto Robert W. Nevinger, party of the second part, <br />and his heirs and assigns, the following described real estate, situated in St. Louis County, Missouri, <br />to wit: <br /> <br />University Park Subdivision Block 18, Lot 5, unimproved. Locator number 17J220137. <br /> <br /> TO HAVE AND TO HOLD the same:, together with all rights, immunities, privileges and <br />appurtenances to the same belonging unto the party of the second part and his heirs and assigns <br />forever. The party of the first party hereby covenants that it shall and will wan'ant and defend the <br />title to the premises unto the party of the second part, and to his heirs and assigns forever, against <br />all persons claiming by, through or under the party of the first part but none other. <br /> <br /> <br />
