EXHIBIT "A" <br /> <br />SPECIAL WARRANTY DEED <br /> <br /> WHEREAS, on November 18, 2002, the City of University City ("City") did, by Ordinance <br />No. [0~0~, grant, sell and convey a parcel of land at 6301 Clemens Avenue, within the City, in St. <br />Louis County, Missouri, to Parkview Gardens Association; and <br /> <br /> the City, by Ordinance No. ~t;t[t~t(, did authorize its City Manager to enter into <br /> WHEREAS, <br />and execute on behalf of the City all documents in connection with said grant, sale and conveyance, <br />including this Special Warranty Deed. <br /> <br /> NOW, THEREFORE, KNOW ALL MEN AND WOMEN BY THESE PRESENTS, that the <br />City, party of the first part, in consideration of the sum of one dollar ($1.00) and other valuable <br />consideration, the receipt and sufficiency of which is hereby acknowledged, does by these presents <br />bargain and sell, convey and confirm unto Parkview Gardens Association, party of the second part, <br />and its successors and assigns, the following described real estate, situated in St. Louis County, <br />Missouri, to wit: <br /> <br /> North Parkview Subdivision Block 8, Lot Parts 38 and 39, unimproved. Plat Book 11, Page <br />4; Locator Number 18H421301. <br /> <br /> TO HAVE AND TO HOLD the same, together with all rights, immunities, privileges and <br />appurtenances to the same belonging unto the party of the second part and its successors and assigns <br />forever. The party of the first part hereby covenants that it shall and will warrant and defend the title <br />to the premises unto the party of the second part, and to its successors and assigns forever, against all <br />persons claiming by, through or under the party of the first part but none other. <br /> <br /> <br />
