b. Landscaping <br /> <br /> The Project Shall include landscaping in accordance with a landscaping plan (the <br />"Landscaping Plan") which was previously approved by the City in connection with the <br />City's approval of the development and building plans for the Project. <br /> <br />7. PARKING REGULATIONS <br /> <br /> Parking shall be provided in accordance with the Zoning Code. The Area and Adjacent <br />Developer Property shall collectively contain not less than 226 parking spaces after completion <br />of the Project. This requirement is in excess of the minimum number of parking spaces required <br />by the Zoning Code. <br /> <br />8. SIGN REGULATIONS <br /> <br />The Developer shall comply with all City ordinances regarding signage. <br /> <br />9. BUILDING, CONDITIONAL USE AND SIGN PERMITS <br /> <br /> The Developer shall obtain all necessary building, conditional use, or sign permits as <br />required by the City. The Developer shall comply with all applicable city regulations, <br />ordinances and codes. <br /> <br />10. PUBLIC IMPROVEMENTS <br /> <br />The Project will not require the construction of any additional public improvements. <br /> <br />11. PRIOR APPROVALS <br /> <br /> In the event that the Developer has obtained prior approvals from the City or any of its <br />agencies with respect to the criteria set forth in Paragraphs 1, 4, 5, 6, 7, 8 and 9 of this Section D, <br />the terms of such prior approvals shall govern and shall be deemed to be in accordance with this <br />Plan in all respects. <br /> <br />E. PROPOSED SCHEDULE OF DEVELOPMENT <br /> <br /> The Project will be completed within two (2) years from the date of execution o~' a <br />performance agreement for completion of the Project (the "Performance Agreement"). The <br />Project shall be completed in one phase. <br /> <br /> The City may, but shall not be obligated to, alter the above schedule as economic or other <br />conditions warrant. <br /> <br />F. PROJECT FINANCING: SOURCE OF FUNDS <br /> <br /> All costs associated with the Project will be borne by the Developer including the City's <br />reasonable attorneys' fees. <br /> <br /> <br />
