currently effective at fifty percent (50%) abatement through December 31, 2009 (the "Remaining <br />1984 Abatement Period"). <br /> <br />D. THE PLAN'S IMPACT ON THE COMMUNITY AND CERTAIN REGULATIONS <br /> <br />1. PROPOSED ZONING <br /> <br /> The Project is consistent with the surrounding land uses, the current zoning and the <br />Comprehensive Plan and therefore, the Project will not require a change of the Area's present <br />zoning. <br /> <br />2. RELATIONSHIP TO LOCAL OBJECTIVEs <br /> <br /> The Project, land uses, zoning, public facilities and utility plans are appropriate and <br />consistent with local objectives as defined by the Comprehensive Plan. <br /> <br />3. PROPOSED EMPLOYMENT <br /> <br /> Fifteen (15) additional permanent jobs will be created upon completion of the Project. <br />The Project will create up to forty (40) additional permanent jobs within five (5) years of <br />completion of the Project. Approximately thirty (30) temporary jobs will be created during the <br />Project's construction phase. <br /> <br />4. CIRCULATION <br /> <br /> The Area is located in close proximity to the intersection of two major public arteries, <br />Olive Boulevard and Skinker Boulevard. The Project will not impact traffic volumes, major <br />rights-of-way or street grades. Any traffic changes necessary to accommodate the Project shall <br />be subject to the review and approval of the City Department of Streets, St. Louis County <br />Department of Highways and Traffic and the Missouri Department of Transportation. <br /> <br />5. BUILDING AND SITE REGULATIONS <br /> <br /> The Area shall be subject to all applicable federal, state and local laws, ordinances, <br />regulations and codes. <br /> <br /> The Developer or its successors or assigns shall maintain the Area in a good and safe <br />order including, but not limited to, all structures, buildings, facilities, improvements, equipment, <br />paved areas, and landscaped areas both inside and outside, structurally and otherwise, including <br />necessary and proper painting. Failure to meet these requirements may result in suspension of <br />any benefits conferred by the City pursuant to either this Plan or a performance agreement. <br /> <br />6. URBAN DESIGN <br /> <br />a. Urban Design <br /> <br /> Any new facility or structure shall be consistent with the existing industrial and <br />'commercial character Of the Area. <br /> <br /> <br />
