An Existing Uses Map depicting the boundaries, present uses, and condition of the Area <br />and of the Adjacent Developer Property is attached hereto as Exhibit B and incorporated herein <br />(the "Existing Uses Map") <br /> <br /> A Proposed Uses Map is attached hereto as Exhibit C and incorporated herein (the <br />"Proposed Uses Map"). <br /> <br />2. GENERAL CONDITION AND PRESENT LAND USE OF THE AREA <br /> <br /> The Area currently contains two (2) buildings: a manufacturing facility and a finishing <br />plant (the "Existing Facilities"). The Existing Facilities collectively are approximately 74,000 <br />square feet in size. The Adjacent Developer Property also houses manufacturing facilities and <br />the general and administrative offices of the Developer and its affiliates. <br /> <br /> The Developer or an affiliate of the Developer currently employs 174 individuals in <br />connection with the operations within the Area and the Adjacent Developer Property. <br /> <br /> The Existing Facilities house the manufacturing, assembly and finishing of windows and <br />related products of the Developer and its affiliates. <br /> <br />3. PRESENT LANDUSE OF SURROUNDING PROPERTIES <br /> <br /> The properties surrounding the Area are primarily used for industrial and commercial <br />purposes. <br /> <br /> 4. CURRENT ZONING <br /> <br /> The Area is zoned as an Industrial Commercial District ("lC") pursuant to Chapter 34 of <br />the University City Municipal Code, as amended ("Zoning Code"), which is, hereby, <br />incorporated into this Plan by reference. <br /> <br />5. OWNERSHIP <br /> <br />The Area and Existing Facilities (the "Property") are presently owned by the Developer. <br /> <br />6. PRIOR REDEVELOPMENT AGREEMENTS AND TAX ABATEMENTS <br /> <br /> The Existing Facilities were previously subject to a separate redevelopment agreement <br />between the Developer and the Land Clearance for Redevelopment Authority of University City, <br />Missouri (the "LCRA"). The agreement, relating to a project located within the Area (the "1984 <br />Project"), is dated as of October 31, 1984 (the "Prior Redevelopment Agreement") and recorded <br />in Book 7702, Page 55 of the St. Louis County Records. <br /> <br /> The Prior Redevelopment Agreement granted tax abatement to the Developer for general <br />ad valorem property taxes imposed by the County of St. Louis, State of Missouri or any political <br />subdivision thereof within the Area (the "1984 Tax Abatement"). The 1984 Tax Abatement was <br />structured at one hundred percent (100%) tax abatement for the first ten (10) years ar~.d fifty <br />percent (50%) tax abatement for the next fifteen (15) years.
