<br /> <br />Plan Commission <br />Minutes <br />August 25, 2010 <br /> <br />The Plan Commission held their regular meeting in the EOC Room located at City Hall, 6801 <br />Delmar Boulevard, University City, Missouri on August 25, 2010. The meeting commenced at <br />6:30 pm. <br /> <br />Voting Members PresentMembers Absent <br /> <br />Ben Halpert Nova Felton <br />Tom Byrne <br />Deidre Lewis <br />Paulette Carr <br />Ben Senturia <br />Lisa Greening <br /> <br />Stephen Kraft, Council Member <br /> <br />Staff Present: Andrea Riganti, Acting Director of Community Development; Zach Greatens, <br />Planner <br /> <br />Approval of Minutes <br /> <br />The Chairperson stated that the Commission would consider approval of the minutes from the <br />July 28, 2010 meeting. Ms. Greening moved for approval of the minutes as written, seconded by <br />Ms. Carr. The motion passed. <br /> <br />Public Hearing: Conditional Use Permit Application – 8671-Rear Olive Boulevard <br /> <br />The Chairperson announced that a public hearing was scheduled for a conditional use permit <br />application for 8671-Rear Olive Boulevard to permit a vehicle repair facility in the IC – <br />Industrial Commercial District. <br /> <br />The Chairperson noted the Commission’s procedures and criteria for reviewing conditional use <br />permits and amendments to them (Zoning Code Section 34-132.2). The Chairperson stated that <br />the Plan Commission must consider whether the use: a) Complies with all applicable provisions <br />of the University City Zoning Code; b) At the specific location will contribute to and promote <br />the community welfare or convenience; c) Will not cause substantial injury to the value of <br />neighboring property; d) Is consistent with the Comprehensive Plan, neighborhood development <br />plan (if applicable), and any other official planning and development policies of the City; and e) <br />Will provide off-street parking and loading areas in accordance with the standards contained in <br />Article 7 of the University City Zoning Code. <br /> <br />The applicant, Mr. Terry Frigerio with Advanced Color Tech Inc., provided an overview of the <br />proposal. Mr. Frigerio is proposing to install a paint booth at 8671-Rear Olive Boulevard, the <br />current location of his business, Advanced Color Tech.
