The only negatiw·. feature would be the elimination of a <br />private parking lot which would be partially offset by the existence of public <br />parking about one-half block away. ~rcval should include the following con- <br />ditions: <br /> <br />1. The second floor units shall be limited to office use, which does not re- <br /> quire signs or special variations ~at would have to be considered. <br /> <br />2. ~he design and materials select_~d_ for the project shall be reviewed and <br /> approved by the City Manager. <br /> <br />Mr. Price moved approval with the stated conditions. Mr. schoomer seconded <br />the motion. <br /> <br />Mr. ;u~mms asked whether another condition could be attached to require City- <br />approved upg£ad/ng of the lighting for the parking lot that will remain at <br />the back of the lot, since it will no longer be visible from Delmar. It was <br />agreed this condition should be a~ed, and Mr. Adams so moved. Mr. Schoomer <br />seconded the motion, which carried unanimously. <br /> <br />Mr. Ray Ghasedl, the applicant, was ;~sked by Mr. Wagner hew many parking <br />s-paces will be lost. Mr. Ghasedi said 'there would be a total of 10. <br /> <br />In response to Mr. Adams, Mr. Ghasedi said he expected the second floor to be <br />occupied by offices, although there might be scme retail use. Mr. Ollendorff <br />pointed cut there could not be any signs on the second floor. Mr. Ghasedi <br />said he %l~derstood that. <br /> <br />Mr. Schocmer noted that this matter was also considered by the Special Benefit <br />Tax District C~,,~.~ssion, which is in favor of the expansion; however, they are <br />also very concerned about the loss of l~rking space and would like the Council <br />to address this. as soon as possible. <br /> <br />All voted Aye to approve the site plan ~ amended. <br /> <br />PLAN - 7105 O~ ~'l~r ROAD <br /> <br />The City Manager said the victory (~Tristian Outreach Day Care requests approv- <br />al of a site plan for a second buildi~3 to house their day care and education <br />operation, with the following conditiom~: <br /> <br />1. Child day care and day nursery use of the premises shall be approved and <br /> licensed by the State of Missouri ~,~ shall terminate if State approval or <br /> license is withdrawn for any reason. <br />2. Children should be delivered to and picked up from the inside of the <br /> <br />3. The parking area shall be repaired and striped. Parking stalls shall be <br /> at l~a~t nine (9) feat in width and nineteen (19) feet in length in con- <br /> formance with Section 34-50.3 of the Zoning Code. <br />4. The transitional yard on the north shall be densely planted and the park- <br /> ing area shall be effectively screened by a densely planted compact hedge <br /> not less than two and one-half (2-1/2) feet in height on each side that <br /> <br /> <br />
