Bruce Crowe 508 Mapleview Drive (property to the south of 512 Mapleview). Mr. Crowe <br />stated that he liked the design of the project and had no issue with the proposed terrace. He <br />was concerned that a roof over the porch would cut down the view from the front of his house <br />and the amount of light he gets. <br />Cathy McKay 507 Mapleview Drive (property across the street from 512 Mapleview). Ms. <br />McKay stated that front porches improve neighborhoods and neighborhood relationships. She <br />supported the proposal and stated it would improve the neighborhood. <br />Nancy Sachar 8044 Lafon Place. Ms. Sachar stated she opposed the proposed variance but <br />was in favor of the proposed renovation. Her concern was regarding the effect that water <br />runoff would have on her property. <br />Mr. Ellerman stated that the proposed renovation would not result in increased runoff. <br />Board members discussed the proposal and asked if the current property owner intended to <br />live in the house after the renovation was completed and if the proposed porch roof would add <br />value to the property. Board members also asked about the function of the proposed deck on <br />the rear of the house, facing the back yard and Old Bonhomme Road. Mr. Ellerman stated <br />that the current property owner did not intend to live in the house upon completion of the <br />renovation. He stated that the proposed porch roof would not add significant value to the <br />property. He stated that the rear deck would serve as a barbeque area and that no other <br />properties had rear decks because Old Bonhomme Road is a busy street. <br />The variance was denied by a vote of 5 (opposed) to 0 (in favor). <br />Board members stated that the request did not arise for a condition that was unique to the <br />property as it was similar to many other properties in University City. It was also noted that <br />among both newly constructed dwellings and older dwellings, many had front porches that <br />were in conformance with the setbacks. <br />3. Case # BOA 15-03 7333 Princeton Avenue <br />Mr. Frank Carpenter with Coach House Garages, on behalf of A.J. and Michelle Harris, <br />property owners, requested a variance to construct a detached garage maintaining a side yard <br />setback of two (2) feet in lieu of five (5) feet as required by Section 400.160.B of the Zoning <br /> Single Family Residential District. <br />Mr. Carpenter explained the proposal and stated that the location of the dwelling on the <br />property did not allow for enough room for a vehicle to be able to make the turn to access a <br />detached garage if it was constructed to meet the required side yard setback of five feet. <br />Mr. Greatens stated that the depth of lots in this area was less than most residential lots in <br />University City. <br />Public Comments <br />tğŭĻ Ћ ƚŅ Ќ <br /> <br />
