We <br />have called City Hall frequently to get the commercial traffic off DelLin and prevent the <br />illegally parked cars. <br /> <br />Steven Brody, 7394 Northmoor <br />This bill represents an encroachment to the residential area. He felt that there was not a <br />shortage of commercial property elsewhere. <br /> <br />Gary Feder, Attorney for Husch & Eppingerger representing William Erker <br />Few cars would be traveling to this proposed real estate business on Bland. The only <br />workers would be his daughter and himself. Mr. Erker originally was told he would only <br />need a variance, not a zoning change, and had a petition signed by the neighbors <br />requesting a variance. It is an extremely small piece of property, making it undesirable for <br />building a larger. Mr. Feder said the property was undesirable for anything except <br />commercial. <br /> <br />Theresa Duenke, 7389 Northmoor <br />Ms. Duenke said her property is adjacent to the property in discussion. She said that there <br />is already a parking problem there and rezoning this residential property to commercial <br />would result in more traffic. <br /> <br />Larry Wolff, 7382 Northmoor <br />The only way to get to Mr. Erker’s business involved passing all 29 homes. .He said that it <br />may be a low impact business now, but it may l not always be that business. He said that <br />Bland is cut in half between University City and Clayton. There are more than four homes <br />on Bland. He said that there was a single guy presently looking to buy it as he needed a <br />smaller home. Mr. Wolff said that the convenience to shopping, restaurants and MetroLink <br />made the property very desirable. <br /> <br />George Purviance, 7404 Bland <br />Mr. Purviance said that the pieces of property zoned commercial were done so to coincide <br />with the merger of the Forsyth exit ramp. If this property is rezoned fully on Bland, it would <br />further extend the commercial zone. Mr. Purviance said that commercial property requires <br />a defined amount of parking and this home has no parking available. This rezoning is <br />unwarranted, unwise and damaging to the residents. <br /> <br />Michael Matthews, 7392 Northmoor <br />Mr. Matthews asked the Council to give a special use permit but did not agree with <br />rezoning it commercial. <br /> <br />Nate Scudieri, 7366 Northmoor <br />Mr. Scudieri encouraged the City to approve a special use permit for this property. This <br />option would appease everyone. He opposes the rezoning of this property. We have <br />increased traffic now as cars are parking on street to use MetroLink. <br /> <br />Corge Umlauf, 7372 Northmoor <br />Mr. Umlauf is new to the neighborhood: yet he supports the opposition to the rezoning. <br />He is concerned that the commercial properties could merge (the proposed new one <br /> <br />
