Session 1911 <br />February 9, 2004 <br /> <br />hearing is concluded. <br /> <br />Rezoninq Public Hearinq Date for 7515 Delmar <br /> <br />Mr. Ollendorff recommended setting 7:30 p.m. on Monday, February 23, 2004, in these <br />Council Chambers as the date and place for a public hearing to consider the rezoning of <br />these premises from "MR" Medium Density Residential to "LC" Limited Commercial. <br />The Plan Commission majority recommends approval although staff was concerned <br />about protection of adjacent residential property. Applicant expresses an interest in <br />utilizing this property for professional legal offices. The Plan Commission members felt <br />that the shared driveway proximity to businesses to the east out-weighed the <br />comprehensive plan directives to preserve residential quality of neighborhoods. <br /> <br />Picnic Liquor License- Christ the Kinq Church, 7316 Balson <br /> <br />Mr. Ollendorff recommended approval of a picnic liquor license for beer sales at Christ <br />the King special events to be held on March 5th and 26th, 2004. <br /> <br />Mr. Wagner moved to accept the items on the Consent Calendar, and Mr. Munkel <br />seconded the motion, which passed unanimously. Ms. Colquitt asked Mr. Ollendorff to <br />send certified letters to the citizens involved with the public hearing. <br /> <br />AGENDA ITEM # 2 - 8100 Olive Site Plan for Retail Buildinq <br /> <br />Mr. Ollendorff recommended approval of the site plan to construct a 3,000 square-foot <br />one-storey retail building at the southwest corner of Eighty-First Street and Olive. <br />Approval is in order since all City zoning ordinance requirements are met and the <br />developer has agreed to recommend conditions, including construction in accordance <br />with plans, installation of approved landscape plan, code compliant lighting, <br />drainage/grading/driveways approved by appropriate authorities, submission of <br />acceptable construction traffic plans, screening of utility equipment, and trash dumpster <br />screening. The proposed development meets the Comprehensive Plan Standards for <br />Redevelopment Area Three. This appears to be a well thought-out plan for continued <br />upgrading of the University City Olive Link neighborhood. <br /> <br />Ms. Welsch moved to approve this measure, and Mr. Munkel seconded the motion, <br />which passed unanimously. <br /> <br />AGENDA ITEM #3 - 6625 Delmar Boulevard Conditional Use Permit - Restaurant <br /> <br />Mr. Ollendorff concurred with the Plan Commission recommendation for approval of a <br />Mexican restaurant in the space formerly occupied by a laundromat, with conditions <br />including: code conforming signs, regular removal of litter from surrounding areas, <br />approved trash and refuse disposal containers, odor control exhaust system, seating <br /> Page 3 <br /> <br /> <br />
