Session 1718, Minutes ! 0
March 30, 1998

agreeable. The retail shopping is not for just the residents of the Gatesworth. The Del-
Price residents were told that there would be no fireplaces in the new units, whereas
advertising has said differently.

Mr. Douglas Baron, #10 South Broadway, said that behind 19 Willow Hill there is a view
of the twelve story Brentmoor building. They will address themselves to issues that
were raised tonight in writing.

AGENDA ~ - CONDITIONAL USE PERMIT - 7531 OLIVE:

Mr. Ollendorff concurs with the Plan Commission recommendation to approve vehicle
repair at the existing service station and to allow two additional parking spaces for
vehicles being repaired subject to conditions that parking be revised, landscaping
installed, limits on outdoor parking, 7:30 a.m. to 8:00 p.m. operating hours, parking area
improvements and prohibiting major outdoor auto repairs.

Mr. Sharpe asked why they had changed their original request of four parking spaces
for overnight repair to six overnight spaces. Mr. Ollendorff said that the applicant asked
for six spaces and the staff recommended four. He does not want to leave any cars overnight if at all possible. He said that
many repair facilities have that many or more.

Mr. Sharpe felt that the three stalls, which would each contain a car, and the six spaces
outside still seemed excessive.

Mr. Ollendorff wanted to make sure that the applicant understood the condition that any
cars left overnight had to be licensed and in operable condition. Mr. Gold does agree to
the condition. Mr. Ollendorff explained to Mr. Gold that there is an auto service repair
facility on Partridge, near to Mr. Sharpe's and Mr. Ware's homes, that often exceeds the
limit of six cars. Mr. Gold said that he would not let this happen.

Mr. Lieberman asked Mr. Gold if these six vehicles spaces would also include cars that
are waiting for parts. Mr. Gold said that it was possible. Mr. Lieberman wanted him to
make sure he understood that the cars outside may not be needing major work done on
them. Mr. Gold said he understands.

Mr. Munkel asked if Mr. Gold's facility would be an inspections center. Mr. Gold said
that it would not. Mr. Munkel asked Mr. Gold if he would allow for a system to let
customers drop off their vehicles with keys and instructions, which may increase this
