In response to Mr. Schoamer, Mr. Ollerrlorff said <br />the operator, not the premises, would need state licensing for the new uses. <br /> <br />All voted Aye. <br /> <br />OONDITIONAL USE - 6300 DEI.MAR.IIDlOR VEHICIE REPAIR <br /> <br />'Ibe City Manager said the Plan Ccmnission, by a vote of four to two, recom- <br />mended approval of a corrlitional use pennit for automotive repair at 6300 <br />Delmar, with the following corrlitions: <br /> <br />1. ReIocJve all outdoor unscreened storage an::i trash inunediately. Maintain <br />premises free of unscreened outdoor storage. <br />2. ReIocJve old sign frame from POSt i.Inmediately. Signing shall be limited <br />to wall signs, window signs an::i canopy signs an::i shall be in strict com- <br />pliance with the University city Sign Code. <br />3. Repair arrljor replace damaged paving, sealcoat an::i paint parking stall <br />lines. 'Ibis work shall be COIl'pleted by May 1, 1992. <br />4. Parking at rear of building shall be laid out with one line of stalls, <br />with the irrlividual stalls perperrlicu1ar to the alley an::i located ten <br />feet north of the alley. <br />5. SUbmit a detailed plant list to the Planning Deparbnent for review and <br />approval for the plant material to be located in the planter shown at <br />the building line on the west side of the site. Plants shall be in- <br />stalled an::i maintained in accordance with the approved plant list. land- <br />scaping shall be COlTpleted by May 1, 1992. <br />6. Install an::i maintain a trash box or trash enclosure directly behW the <br />building. '!his work shall be completed after the paving requirements of <br />eorrlition #3 have been met, an::i shall cx::cur no later than May 1, 1992. <br />7. OVernight outdoor parking or storage of wrecked, derelict, abandoned <br />and/or unlicensed vehicles is prohibited. OVen1ight outdoor parking of <br />motor vehicles shall be limited to a total of six vehicles parked on the <br />rear half of the site. <br />8. All repair, maintenance an::i ser:vice shall be conducted wholly enclosed <br />within a building, including the repair or washing of autoroc>biles. Oper- <br />ation of the business shall comply, at all times, with the Use Limita- <br />tions of the "RC" Zoning District. <br />9. Hours of operation for the business shall be limited to the hours of <br />7:00 a.m. to 7:00 p.m. with no business hours on surrlay. <br />10. 'Ibe fuel pump islan::i near Delmar shall be removed. 'Ibis work shall be <br />completed by May 1, 1992. <br />11. 'Ibis Use Pennit is limited to operation of a business by Felix Feygelman <br />doing business as I.Dop Automotive. Operation of the business by any <br />other owner or operator or a dlar'ge in the type of business so operated <br />without the express approval of the city council shall render this Per- <br />mit an::i the occupancy pennit for the business null an::i void. <br />
