Regular meeting <br />August 8, 2005 <br /> <br /> <br />Mr. Ollendorff presented a little background. What happens when a development takes <br />place anywhere in University City adjacent to a residential neighborhood, the adjacent <br />Single Family neighborhood always gets concerned as to what is going to happen to <br />them? What is next? Are we going to get run over in this wave of development? This <br />particular neighborhood a Site Plan was approved for a market. Now the residents are <br />calling Council members as to what is next? One of the homes on the street is for sale <br />and another is hard to tell if it is even occupied. Neighbors are seeing the possibility of <br />someone coming before the Council asking for this home to be rezoned. Residents <br />wanted to know in advance, if the Council’s intent would be to keep these properties <br />zoned Single Family. <br /> <br />Ms. Colquitt said that one of the concerns with the rezoning of the Asian market is that <br />1214 Hafner has been rezoned and that home was originally owned by Hafner himself. <br />It wasn’t historical but to the neighbors, it is historical, and they don’t want to loose any <br />more of their homes to rezoning. <br /> <br />Mr. Wagner wanted advice as to whether the revised Comprehensive Plan changes the <br />zoning? Are they now zoned commercial? Mr. Wagner said he was not sure what they <br />wanted the Council to do, if it is already zoned Residential. Ms. Colquitt just wanted <br />Council to put in writing that these properties will remain Single Family Residential. Our <br />last one was zoned Single Family and the Council agreed to change it to Commercial. <br /> <br />Ms. Brot said she could understand the concerns of the residents but was not sure how <br />the Council could make this happen, when the houses are zoned single family <br />residents. Wasn’t sure what Council could do other than a Resolution, which she would <br />support. <br /> <br />Mayor Adams said the concerned citizens just want Council’s assurance that they won’t <br />permit the rezoning of these Residential properties to Commercial. They want to see <br />the Council give them some sort of legalistic protection. Recently the Council has <br />approved a Single Family house, next to a commercial lot, to be rezoned to commercial. <br />A variety of people did everything in their power to prevent the change. This is what <br />these people are asking you to do for their neighborhood to protect any of it from being <br />rezoned. I sense that what Ms. Colquitt is trying to do is to make sure that these <br />properties are currently written in the Comprehensive Plan to be Single Family <br />Residential only. <br /> <br />Mr. Wagner wanted to know what would be the legal statement that would immune <br />these properties. <br /> <br />Mr. Sharpe said that what the neighbors are saying at this point is that sometimes when <br />the developer comes in and they desire to have certain properties rezoned, we as the <br />Council can forestall them by assuring them that these properties remain Single Family. <br />Page 10 <br /> <br />
