Session 1728, Minutes <br />July 27, 1998 <br /> <br />AGENDA #5:6683 DELMAR - CONDITIONAL USE: <br /> <br />Mr. Ollendorff recommends approval of the Conditional Use Permit for The Melting Pot <br />fondue restaurant since both staff and Plan Commission find that all requirements as <br />well as the intent of the Delmar Loop Zoning District have been met. Approval should <br />include typical conditions, as follows: <br /> <br />Signs on the premises shall conform in all respects with the provisions of the <br />University City Sign Code. <br />The operator of the restaurant shall regularly police the site and the area <br />adjacent to the restaurant to remove litter and debris. <br />Trash containers for patron use shall be available on the premises at all times. <br />Adequate refuse disposal shall be provided by and for the business. The refuse <br />containers and surroundings shall be maintained in a clean condition. <br />An exhaust system shall be installed and/or other means shall be taken to <br />prevent any food preparation odors or cooking odors from being perceptible <br />beyond the lot lines of the property on which the restaurant is located. The <br />exhaust system shall be maintained in a clean condition by regularly scheduled <br />cleaning of the system. <br />An outdoor seating area is not approved under this application. If outdoor dining <br />is proposed in the future it may be approved under an informal site plan review to <br />be approved by the City Manager. <br /> <br />Mr. Schoomer moved approval. Mr. Munkel seconded the motion. <br /> <br />Jennifer Hohenberg, 6683 Delmar, the applicant, said that there is not any cooking <br />done in the kitchen, so she did not see the need for an exhaust system. Mr. Ollendorff <br />said as long as no odors escapes the facilities there would be no problem. <br /> <br />Mr. Schoomer suggested that, if it should come to pass that outdoor seating is required <br />in the future, that a clear demarcation be made of the line between this restaurant and <br />the adjoining facility. <br /> <br />The motion passed unanimously. <br /> <br />CITIZEN COMMENTS: <br /> <br />Ms. Clair Wicks, 6167 Delmar, said that she is speaking on behalf of the owner of the <br />property at 6824 Julian, which was approved earlier this evening to be demolished. <br />She passed pictures of the property out to Council. Ms. Wicks explained that the owner <br />did not realize the extent of the work that was needed on the home. There are twelve <br /> <br /> <br />
