In his own mind, the requirement for senior housing is for <br />fewer cars per unit than he would like to see for a condominium. Mr. Deutsch <br />replied that he did have data from their own experience. The amount of spaces that <br />they have at the Gatesworth works very well for all of their needs, except for some <br />on-going problem of about twelve spaces of employee parking, where they have <br />been parking on the street. They felt with good planning and putting in as much <br />parking as possible, that they vastly over compensate for this type of problem. <br />Responding further to Mr. Wagner, Mr. Deutsch said that this would be a wing to the <br />existing facility and they believe staff would only increase by six spaces. <br /> <br />Responding to Mr. Lieberman, Mr. Deutsch said that these units would be two <br />bedroom, three of which would be one bedroom. <br /> <br />Responding to Mr. Sharpe, Mr. Deutsch responded that they had submitted their plan <br />today. <br /> <br />Responding to Mr. Wagner, Mr. Deutsch responded that the ratio of residents to <br />parking in the Gatesworth was less than half a space per unit. <br /> <br />Mr. Marc Hirschman, 6902 Washington, said that he was addressing the Council on <br />two halves, one as a citizen and, secondly, as a member of a real estate company, <br />who had recently purchased a piece of land in University City for development. He <br />started thinking about how the new zoning ordinance fits in the big plan and if it was <br />thought out and coordinated before the new zoning ordinance was planned. Is the <br />City trying to become more suburban or urban or are we trying to mimic the <br />successes and some of the failures of our competing neighbors, such as Clayton and <br />Ladue. If we are to promote good, high level development in this City, we need to <br />make the best, efficient use of the land. He noticed a couple of issues with the <br />zoning code, such as set back requirements and floor to area requirement that he <br />wanted to discuss. He wanted to understand the thought process behind these <br />components of the new ordinance. <br /> <br />Mr. Wagner wished to comment on what was considered our strategic thinking. He <br />told Mr. Hirschman that the comprehensive plan would be rewritten and updated in <br />the next year. He urged Mr. Hirschman to watch for those public hearings. Mr. <br />Hirschman asked whether it would have been better to initiate these two things <br /> <br /> <br />
