Secondly, with respect to 858 <br />Kingsland Avenue, Mr. Fanchi stated that the parking area at this location was <br />smaller and less visible than the one at 6504 Olive. Fewer vehicles would be <br />stored at this location because of its size and the area necessary to provide <br />off-street parking for customers and employees. The Kingsland Avenue location is <br />ATEC's principal place of business. <br /> <br />Chairman Hamilton called on Mr. Goldman, Director of Planning, to respond to the <br />applicant's request. Mr. Goldman stated that the fact that the applicant already <br />occupied both premises should have little bearing on proper assessment of whether <br />storage of tractor-trailers is necessary at these locations for the public <br />convenience; whether the storage is so designed, located and operated so that the <br />public safety and welfare will be protected; or whether it could cause <br />substantial injury to the value of other property in the neighborhood. It was <br />Mr. Goldman's opinion that the two storage locations were extremely visible to <br />adjacent residential uses; he did not recommend approval. Chairman Hamilton <br />asked about the zoning of the vacant lot south of 6504 Olive. Mr. Goldman <br />replied that it was zoned "HR"-High Density Residential. A multifamily building <br />on the lot had been cleared as part of the Eastgate-Westgate Urban Renewal Plan. <br />Mr. Kennedy asked what the adjacent residential uses were. Mr. Goldman responded <br />that the University Commons Apartments were across Westgate Avenue from 6504 <br />Olive and that Delmar Gardens East, a multi-story nursing home, was south of the <br />above-mentioned vacant lot and that many of its residents could probably see the <br />vehicles at 6504 Olive from their windows. <br /> <br />Chairman Hamilton asked members of the audience if they had any questions to ask <br />the applicant or the Commission or if they had any concerns they wished to <br />express. Mr. Max Uhrmacher of the Darling Baby Shoe Company at 848 Kingsland <br />Avenue, the building next to ATEC's Kingsland location, expressed his concern <br />that any tractor-trailers parked on the street would be unsightly to the <br />neighborhood and could cause traffic problems along Kingsland. Mr. Hamilton <br />stated that Mr. Lerman's application, if approved, would not permit Mr. Lerman to <br />park or store the large vehicles on the street. Mr. Uhrmacher stated that he had <br />no objection to vehicles being stored on Mr. Lerman's own property but wanted to <br />express his opinion that Mr. Lerman should repair the fence between their <br />properties to provide better screening. Mrs. Elsie Glickert of 6712 Etzel Avenue <br />expressed her opinion that approval of the applicaton for 6504 Olive would not <br />fulfill the intent of the 1962 Urban Renewal Bond Issue - to encourage <br />introduction of businesses onto Olive which would enhance the visual effect of <br />the area. She was concerned over the appearance of the property and the fact <br />that over twenty trailers had been parked at 6504 Olive for over three months. <br />Mrs. Glickert did state that, in her opinion, the Kingsland property was <br />well-kept and was an appropriate place for parking and storage of tractor- <br />trailers. <br /> <br />I .. <br />
