Mr. <br />Goldman replied that there had been a moving company and a truck driving school <br />previously located there. Chairman Hamilton expressed his concern that Mr. <br />Lerman had tacitly permitted a United Van Lines truck to park frequently at the <br />front of the building at 6504 Olive. Mr. Fanchi replied that ATEC would not <br />allow this in the future, nor would ATEC allow overflow parking from other <br />businesses. Chairman Hamilton asked what Mr. Lerman's plans would be for ATEC's <br />third location at 6655 Olive. Mr. Lerman replied that the new location would be <br />for indoor storage only as there were no large outdoor storage areas on that <br />site. Mr. McCauley asked about ATEC's procedures for liquidating the property <br />which it stores. Mr. Lerman stated that most sales of the equipment are by <br />negotiated private sale, with an occasional private auction taking place at 6504 <br />Olive. Mr. Rice asked if landscaped screening at 6504 Olive would be sufficient. <br />Mr. Goldman replied that although sufficient landscaping could be costly, Mr. <br />Lerman could present a landscaping plan for planning staff to analyze. <br /> <br />Mr. Kennedy made a motion that the Plan Commission recommend approval of the <br />application for a conditional use permit to allow parking and storage of motor <br />vehicles at 858 Kingsland Avenue. Mr. McCauley seconded the motion. Ms. Schuman <br />made a motion that the previous motion be amended to include the condition that <br />employees of ATEC Liquidations, Inc. must park in the off-street parking lot <br />provided at 858 Kingsland Avenue and must not park on the street. Mr. Rice <br />seconded Ms. Schuman's motion which passed by a vote of 6-0. After further <br />discussion, Mr. McCauley moved that the original motion be further amended to <br />include a second condition that the conditional use permit be limited to outdoor <br />parking and storage of motor vehicles by ATEC Liquidations, Inc. only. Should <br />there be a change in ownership or tenancy of the premises at 858 Kingsland <br />Avenue, a new conditional use permit for parking and storage of motor vehicles <br />must be applied for and approved. Mr. Kennedy seconded the motion which passed <br />by a vote of 6-0. After more discussion, a vote was taken on the original motion <br />with the two amendments. The amended motion passed by a vote of 6-0. <br /> <br />After a discussion regarding setback and buffering of motor vehicle storage at <br />6504 Olive, Mr. McCauley made a motion that the Plan Commission table Mr. <br />Lerman's second application for a conditional use permit for 6504 Olive until Mr. <br />Lerman submitted a plan to appropriately landscape or otherwise buffer the motor <br />vehicle storage from the adjacent residential uses. Mr. Washington seconded the <br />motion which passed by a vote of 6-0. <br /> <br />PROPOSAL TO REZONE PROPERTIES LOCATED AT 151 NORTH HANLEY, 153 NORTH HANLEY, 7510 <br />PERSHING AND 7520 PERSHING FROM "SR" TO "PD" <br /> <br />Mr. Randy Lipton, representing the Hanley-Pershing Partnership consisting of <br />himself and Mr. Howard Smith as general partners, introduced the partnership's <br />proposal to rezone the above-mentioned properties from "SR"-Single Family <br />Residential to "PD"-Planned Development District. Mr. Lipton explained that he <br />had worked in real estate development for five years with the Lipton Realty <br />Company; Mr. Smith had worked for five years as an attorney, two years of which <br />
