<br />. <br /> <br />. <br /> <br />Minutes - Plan Commission <br />Page 6 <br />August 23, 1989 <br /> <br />REQUEST FOR SUBDIVISION - PROPOSED CONDOMINIUM PLAT FOR 7255-57 DELMAR BOULEVARD <br /> <br />Mr. Mark D. Hirshfeld, an attorney representing the applicant, Richard Hirshfeld, <br />explained that the request is one to subdivide a two-family building at 7255-S7 Delmar <br />Boulevard for condominiums and it is the intention of the present owner to remain in <br />one of the units and sell the other unit. Chairman McCauley called on the Planning <br />Director for a report on the application. Mr. Goldman stated that the proposed plat <br />is complete, the units and appropriate elements have been labeled and it displays all <br />the appropriate requirements of the subdivision ordinance; and further, the staff sees <br />no reason why the plat should not be approved as submitted. Mr. Goldman then answered <br />questions from members of the Plan Commission. <br /> <br />Mr. Safe moved that the Plan Commission approve the record plat for the subdivision <br />for the Hirshfeld Condominium, dated May 19, 1989, as submitted. Mr. Marsh seconded <br />the motion which passed by a vote of 7-0. <br /> <br />PROPOSAL TO AMEND UNIVERSITY CITY SIGN CODE - COMMERCIAL GROUP DIRECTORY SIGNAGE <br /> <br />Planning Director Al Goldman presented a revised proposal for commercial group <br />directory signs which was previously reviewed by the Commission in May and June as <br />Industrial Group Directory Signs. Mr. Goldman registered his reservations about the <br />proposal because he felt the Plan Commission was trying to address too many problems. <br />The text of the proposal is as follows: <br /> <br />Section 34-102.4 <br /> <br />g. Group Directory Signs: Groups of businesses or institutions shall <br />be permitted one (1) freestanding directory sign, provided that: <br /> <br />1) the group contains a minimum of four (4) establishments with a <br />minimum average floor area of four thousand (4,000) square feet <br />each; and <br /> <br />2) the sign does not exceed forty (40) square feet in gross sign <br />area and ten (10) feet in sign height; provided, however, if the <br />street frontage for the group is over three hundred (300) lineal <br />feet, the sign may be increased to eighty (80) square feet in gross <br />sign area and fifteen (IS) feet in sign height. A Commercial Group <br /> <br />Directory Sign which exceeds either ten (10) feet in height or forty <br />(40) square feet In area shall maintain a minimum right-of-way <br />setback of five (S) feet and shall not be located closer than one <br />hundred and fifty (150) feet from any property which does not contain <br />a building or establishment in the group; and <br /> <br />3) no other freestanding signs related to businesses within the group, <br />other than Parking Direction Signs and Directional Signs not exceeding <br />six (6) feet in height, shall be located within two hundred (200) feet <br />of a Commercial Group Directory Sign. <br /> <br />A Commercial Group Directory Sign may include the name of the commercial <br />group, address and directory information. <br />
