<br />. <br /> <br />. <br /> <br />May 27, 1992 Plan Commission Meeting Minutes Page 3 <br /> <br />operation complies with the Building Code and related construction codes; as well as all <br />applicable conditions of previously approved conditional use and site plan review permits. <br /> <br />Ms. Ratner questioned whether Mr. Cigno would be able to have signage along Olive since the <br />signage was limited to eight square foot window signs in one of the Site Plan Reviews. After <br />several options were discussed, the Commission decided that they would like to have the <br />opportunity to review any sign permit applications prior to the permit's approval. Mr. Cigno <br />agreed to that condition. <br /> <br />Mr. Kendall asked whether there would be out door overnight storage of vehicles. Mr. Cigno <br />stated that would be very unlikely. Mr. Safe suggested that be made one of the conditions of <br />the permit. Mr. Kendall inquired about several broken pipes in the premises. Mr. Cigno stated <br />those were being repaired. Mr. Kendall inquired about the drainage. Mr. Cigno stated that <br />there were the two big round drains on the plans and then one long drain which were suitable <br />for the operation. Ms. Ratner asked about ventilation. Mr. Cigno stated that there was no need <br />for anything but normal ventilation since the chemicals used were not hazardous to breath and <br />that they were biodegradable. However, there is a large window with three openings if more <br />ventilation would be required. <br /> <br />Mr. Safe asked whether the Commission was limiting the use to just the shaded area in the site <br />plan. Mr. Goldman replied that the applicant had only applied to use the shaded area but would <br />need access through the garage door to the north. <br /> <br />The Chairperson asked for comments from the public. No comments from the public were <br />made. The public hearing was closed. <br /> <br />Mr. Kendall moved that the Plan Commission recommend approval of the Conditional Use <br />Permit subject to the following conditions: <br /> <br />1. Overnight outdoor storage of automobiles is prohibited. <br /> <br />2. All signage for this operation shall be reviewed by the Plan Commission prior to issuance <br />of the sign permit. <br /> <br />3. This conditional amendment does not amend any previous Conditional Use Permits or <br />Site Plan Reviews that govern the use of the property. <br /> <br />The motion was seconded by Ms. Ratner and passed by a vote of 4 - O. <br /> <br />m-5-27.plc <br />
