Webb, President of FTS Delivery, Inc., restated his position for the <br />applications as expressed during the rezoning application. <br /> <br />The Chairperson called on Planning Director, Al Goldman to provide the staff report. Mr. <br />Goldman restated his position against the applications as expressed during the rezoning <br />application. <br /> <br />The Chairperson opened the public hearing and asked for testimony from the public. <br /> <br />Stan Chambers, 7410 Wellington, expressed a concern that the use would not be shielded from <br />the residences to the north. Mr. Webb replied that he was willing to plant at least ten pine trees <br />along the rear property line. <br /> <br />Don Wilen, 7354 Melrose, expressed a concern about semi-trailers backing out on to Olive. <br />Mr. Webb replied that safety is a high priority for his business and that there will be a turn <br />around driveway so that all vehicles will be facing forward as they exit on to Olive. <br /> <br />No other members of the public indicated a desire to be heard and the public hearing was closed. <br /> <br />Mr. Safe stated that he was unimpressed with the conditional use application as presented. <br /> <br />Ms. Kreishman stated that as a "business plan" the application was o.k. and that sufficient <br />conditions on the permit would cover any concerns she had about the application. <br /> <br />Mr. Webb stated that he wanted to see the site as beautifully landscaped as the Shell station next <br />door. Mr. Webb stated that he wished to leave the cedar trees, would erect flower pots and <br />would install new trees in the front and rear of the property. <br /> <br />Ms. Kreishman moved that the Plan Commission recommend approval of the Conditional Use <br />Permit contingent on rezoning the property from MR to GC and subject to the following <br />conditions: <br /> <br />1. A detailed landscaping plan shall be submitted to the Director of Planning for his review <br />and approval. Landscaping shall be installed and maintained in accordance with the <br />approved plan. <br />2. Signs, transitional yards and fencing shall be in strict conformance with the University <br />City Zoning Code. <br /> <br />m-1-26.plc <br />
