The occupant load for the sanctuary, including the choir and pulpit area, shall not exceed <br />300 persons. If additional off-street parking is arranged, the City Manager is empowered <br />to increase the allowable occupant load by four persons for each additional parking stall <br />provided. <br />2. By November 30, 1994, straighten up the north edge of the parking lot paving from <br />North & South Boulevard westward to create a single planting strip approximately 6 feet <br />wide by 97 feet long. Remove paving, gravel, stones and debris from this area and <br />permit the City to plant trees in the area. Agree to water and maintain all the trees <br />planted by the City. <br />3. If Riegert Avenue is vacated by the City, the pavement shall be extended to the west wall <br />of the building to provide space for additional parking. The paving shall be completed <br />within 120 days after the date of passage of the vacation ordinance. If the City does not <br />vacate Riegert by March 1, 1995, a portland cement curb and sidewalk shall be installed <br />at the east edge of the Riegert Avenue pavement. This work shall be completed by May <br />31, 1995. <br />4. Any uses other than those normally considered religious services and programs require <br />approval of a conditional use amendment. Such uses requiring additional approval <br />include but are not limited to day car, schools, hall rental, and outdoor recreational <br />activities. <br /> <br />The motion was seconded by Mr. Solodar and passed by a vote of 6 to 1 with Mr. Safe, Mr. <br />Solodar, Mr. Marsh, Ms. Ratner, Mr. Kahn and Ms. Peniston voting "aye" and Mr. Foxworth <br />voting "nay." Mr. Foxworth stated that he voted against the motion because does not believe <br />the dates in condition 3 should be set until the City Council level. <br /> <br />Public Hearing: Conditional Use Permit #324, automotive repair and outdoor storage <br />facility, 6303 (6310) Bartmer <br /> <br />Chairperson Marsh announced that a public hearing was scheduled to hear an application from <br />Thomas D. Beck d.b.a. Beck Disposal for a conditional use permit to operate a storage facility <br />with automotive repair for their own vehicles at 6303 (6310) Bartmer. <br /> <br />The Chairperson noted the Commission's procedures and criteria for reviewing conditional use <br />permits. He specifically stated that the Plan Commission must consider whether the use: a) <br />complies with all applicable provisions of the Zoning Code; b) at the specific location will <br />contribute to and promote the community welfare or convenience; c) will not cause substantial <br />injury to the value of neighboring property; d) complies with the overall neighborhood <br />development plan and existing zoning district provisions; and e) will provide, if applicable, off- <br />street parking and loading areas in accordance with the standards contained in the Zoning Code. <br />The Chairperson called upon the applicant. <br /> <br />Mike Shea, architect for the applicant gave an overview of the proposal.
