All signs on the premises shall conform in every respect with the provisions of the <br />University City Sign Code. <br />2. A detailed landscaping plan shall be submitted to the Director of Planning for his review <br />and approval no later than February 15, 1996. The conditional occupancy permit for the <br />use of the premises will be revoked without further notice if the landscaping is not fully <br />and satisfactorily completed by December 15, 1996. Landscaping shall be installed and <br />maintained in accordance with the approved plan. Sufficient watering facilities shall be <br />installed for care of the plantings. <br />3. The child day care use shall be approved and licensed by the State of Missouri <br />Department of Family Services. Occupancy shall be terminated by the City if State <br />approval or licensing is withdrawn for any reason. <br />4. Children who use the day care facility shall be delivered into and picked up from inside <br />the building by an adult parent or guardian. <br />5. The child day care use shall only be operated in conjunction with church operations at <br />this location by the Abundant Life Center Church. Operation of the Center without a full <br />church operation on the premises or operation by any other owner or operator without <br />the express approval of the City Council shall render the use permit and the occupancy <br />permit null and void. <br />6. The driveway apron at Paramount A venue shall be replaced under a permit issued by the <br />Public Works Department. <br />7. Fences along the east property line shall be cleaned of rust and vines, primed and <br />pain ted. <br />8. The driveway from Paramount Avenue shall be locked with a gate or chain and shall be <br />opened only when the Sanctuary is in use. <br />9. The average building height shall be limited to 35 feet in accordance with the University <br />City Zoning Code. <br />10. Balcony seating shall be limited to 360 seats and main floor sanctuary seating exclusive <br />of choir and pulpit area shall be limited to 802 seats. The pew layout shall be submitted <br />to the Director of Planning for review and approval. No fixed seating shall be installed <br />other than as approved by the Director of Planning under this provision. <br />11. No portable seating shall be placed in the aisles or cross aisles at any time and no <br />persons shall be permitted to sit in the aisles or on the stairs. <br />12.
