October 28, 1998 Plan Commission Minutes Page 2 of 3 <br />parking and loading areas in accordance with the standards contained in Article 7 of the <br />University City Zoning Code. <br />Denise Edgar Grossman, 123 Executive Estates, St. Louis, MO 63144, appeared as the applicant. <br />She asked that the application be approved. <br />Mr. Hill gave the staff recommendation that the application be approved per his October 22, <br />1998 memo. <br />Chairperson Solodar opened the public hearing and asked for testimony from the public. No <br />members of the public indicated a desire to speak, so the public hearing portion of the meeting <br />was closed. <br />The Plan Commission determined that the evidence presented to the Plan Commission supports <br />the conclusion that the proposed conditional use: a) Complies with all applicable provisions of <br />the University City Zoning Code; b) At the specific location will contribute to and promote the <br />community welfare or convenience; c) Will not cause substantial injury to the value of <br />neighboring property; d) Is consistent with the Comprehensive Plan, neighborhood development <br />plan (if applicable), and any other official planning and development policies of the City; and e) <br />Will provide off-street parking and loading areas in accordance with the standards contained in <br />Article 7 of the University City Zoning Code. Mr. Price moved that the Plan Commission <br />recommend approval of the Conditional Use Permit. The motion was seconded by Mr. Self and <br />passed by a vote of 5 to 0, with all members voting “aye.” <br />Hearing: Resubdivision, 7937 Cornell, Lot 12 of the Fairbrook Subdivision <br />Chairperson Solodar announced that a hearing was scheduled to consider the application of <br />Huntleigh Development Co., L.C. (The Adelman Group) represented by Jeff Woods and Katy <br />Woods for final plat approval to subdivide a lot into two lots at 7937 Cornell. Mr. Solodar stated <br />that this is not a public hearing but property owners adjacent to the subject property were notified <br />by mail and will be given a chance to speak. <br />Mr. Hill stated the proposed final plat meets all requirements of the University City Subdivision <br />Regulations and the proposed lots meet all requirements for lots in the “SR” - Single Family <br />Residential District as contained in the University City Zoning Code. He gave the staff <br />recommendation that the final plat be approved per his October 22, 1998 memo. <br />Jeff Woods and Katy Woods, of the Adelman Group, 8012 Bonhomme, Clayton, MO 63105 <br />appeared and gave an overview of the project. They emphasized that the resulting lots exceed <br />the size requirements for lot size and width as contained in the zoning code.
