<br />December 27, 2006 Plan Commission Minutes <br /> <br />Page 5 of 10 <br /> <br />the Comprehensive Plan, neighborhood development plan (if applicable), and any other official planning and <br />development policies of the City; and e) Will provide off-street parking and loading areas in accordance with <br />the standards contained in Article 7 of the University City Zoning Code. Ms. Borg moved that the Plan <br />Commission recommend approval of the Conditional Use Permit with the following conditions: <br /> <br />1. Except as heretofore modified or modified by the terms hereof, all conditions of conditional use <br />permits 241 and 295 and amendments thereto shall remain in effect as to the property covered by <br />said permits. <br /> <br />2. The approval of this application shall be contingent upon the full project area (with the exception <br />of8668 West Kingsbury and 8678 Barby Lane) being rezoned to be included in the "HRO" - <br />High Density Residential/Office District and to "GC" - General Commercial District as designated <br />in the plans. <br /> <br />3. The properties located at 8668 West Kingsbury and 8678 Barby Lane shall be developed as a <br />buffer area as presented in this application. <br /> <br />4. The configuration of the cul-de-sac at the east of West Kingsbury shall conform to the regulations <br />set forth in the Section l6.l6.040(A)(3) of the subdivision regulations. <br /> <br />5. Except as same must be modified to comply with the conditions hereof (and in particular to <br />Condition 4 above), the additions to 1 McKnight Place and 3 McKnight Place shall be constructed <br />and maintained in compliance with the plans submitted with this application. <br /> <br />6. The properties located at 8645, 8651 and 8655 Barby Lane shall be permitted as single family <br />dwellings in the HRO zoning district under this conditional use permit. <br /> <br />7. Lighting of all exterior areas, including all parking areas, shall comply with the requirements of <br />Section 34.93.7 of the Zoning Code, and shall be designed to be compatible with surrounding <br />areas, shall be shaded to direct light downward and away from abutting uses. <br /> <br />8. All parking for the entire development, as it presently exists and the proposed additions, <br />including, without limitation, resident, guest, employee parking and parking for ancillary or <br />special events, shall be on-site and shall not be permitted on any adjoining or nearby public streets. <br />It shall be the obligation of the permittee to insure compliance with this requirement. <br /> <br />9. Drainage and grading arrangements shall be approved in writing by MSD and the City Public <br />Works Department and shall comply with the requirements of Title 16 of the Municipal Code.
