There will be a small kitchen for warming food. <br />Food would be brought in by catering companies. <br />Questions/comments from the Plan Commission and responses from the applicant included: <br />Plan Commission: What type of events will be hosted in which only 60 people will attend? Ms. <br />Dulick: Birthday parties, graduation parties, and small wedding receptions. <br />Plan Commission: Will your guests be allowed to bring in liquor? Ms. Dulick: All events are <br />catered so alcohol will be brought in by caterers. <br />Plan Commission: Although additional landscaping is not required, do you intend to make any <br />exterior modifications or improvements? Ms. Dulick: Perhaps a new awning. <br />Plan Commission: How do you intend to limit occupancy to 60 people? Ms. Dulick stated that <br />this will be addressed when planning an event with a client. Mr. Levine pointed out that <br />maximum occupancy is shown on the site plan and it will be posted in the building. <br />Plan Commission: What about parking? There are 18 spaces provided for this business. Do you <br />anticipate more than 18 cars when 60 people are occupying the space? Mr. Levine: The Zoning <br />Code is specific regarding parking requirements. It requires 1 space per 3.5 seats in the assembly <br />room. During the hours in which this business will operate, other businesses will not be open for <br />business. <br />Plan Commission: Have you checked with other businesses in building about using their parking <br />for overflow parking? Mr. Levine explained what the other businesses in the building are and <br />their hours. He stated there will probably be no issues with parking due to the differences in <br />hours of operation. <br />Plan Commission: Have you spoken with the owner of the building about parking and parking <br />rights? Applicant: No but we intend to. <br />Questions/comments from members of the public in attendance: <br />Donna Kessel, 8340 Olive Boulevard, spoke about the Conditional Use Permit. Ms. Kessel owns <br />8340 Olive Boulevard, which is to the northwest of the parcel on which 8310 Olive Boulevard is <br />located. 8340 Olive is used for medical publishing; it does not abut the property in question but <br />is within 100 feet of the property. Ms. Kessel stated she is concerned about parking in this area. <br />She stated there is a lack of parking for the building within which 8310 Olive is located. She <br />believes that patrons of buildings surrounding 8340 Olive are parking on her lot due to the lack <br />of available parking. She has had vehicles towed for parking in her lot and does not want to have <br />to do that more frequently.
