Session 1752 <br />April 12, 1999 <br /> <br />AGENDA #2 - PUBLIC HEARING - REZONING 519-535 NORTH & SOUTH: <br /> <br />Mr. Ollendorff said that a public hearing had been scheduled for this evening, at this date <br />and time, to hear citizen comments on the proposed rezoning of these properties on the <br />west side of North & South Rd. from (SR) Single Family Residential District to (LR) Limited <br />Residential District. The rezoning has been recommended by the Plan Commission to <br />allow the building of duplex homes. Mr. Ollendorff agrees with the recommendation and <br />further recommerds adoption of the rezoning following consideration of public hearing <br />comments. <br /> <br />Mayor Adams opened the public hearing at 7:40 p.m. <br /> <br />Tony Taylor, Attorney at Blumenfeld, Kaplan & Sandweiss, is representing the Manlin <br />Corporation in thi:; matter. Mr. Tayor described the duplex project in detail. There will be <br />ten town homes in five two family buildings. The starting price of these individual units <br />will be approximately $400,000. <br /> <br />Responding to Mr. Wagner, Mr. Taylor replied that these would be privately owned. <br /> <br />Responding to Mr Munkel, Mr. Taylor replied that Mr. Manlin has the property under <br />contract, but does not yet own it. Responding further to Mr. Munkel, Mr. Ollendorff said <br />that this public hearing is just for rezoning. Detailed plans will be submitted after the <br />zoning is approved. <br /> <br />Responding to Mr. Lieberman, Mr. Tayor said that the maintenance of the common area <br />was similar to a condominium setup. The town homes will be under restriction that they <br />will be developed n common, so that each unit owner will have to pay a maintenance fee <br />to an association which will then maintain all of those common areas. Further responding <br />to Mr. Lieberman, Mr. Taylor replied that they anticipate the cost to be around $4 million <br />dollars. <br /> <br />Being that there was no further comments, the public hearing was closed at 7:50 p.m. <br /> <br />AGENDA #3 - CONDOMINIUM PLAT - 7373 PERSHING: <br /> <br />Mr. Ollendorff recommends approval of the division of this building into condominium <br />units. The Plan Commission and staff have reviewed all documents and find that <br />requirements of our ordinances have been met. <br /> <br />Mr. Wagner movec approval.
